  2. Beautiful countries with no extra charge, no paved road, no traffic lights, no running water.
  3. at least stop the double pricing at state parks.
  4. shhhh? this is going to be another long thread. ????
  5. May be you are referring to Capital gains and dividends from SET listed companies. I don't know much about Thai tax rates at this point, I hope you are right.
  6. For US retirees, the tax treaty exempts SS and pension incomes but it does not help with capital gain (CG) and dividend incomes. Based on my limited knowledge I made a table below, I am sure it's full of mistakes and it is over simplified, but the idea is that if you have CG and dividends from US and if Thai gov decided to tax them, you can only deduct taxes paid in US. I am going to get insurance and apply for 10 yr LTR if I have to pay income tax here. I have met other requirements.
  7. Composite metal roof with metal sheet at the top, insulation in the middle and a thin metal foil at the bottom are very common. I have seen at many places the bottom two layers became detached. I am going to build a small addition soon, the metal roof I want will have insulation sandwiched between two metal sheets.
  8. I got 36.03B per USD on Friday morning when I received Thursday's wire. One year ago it was about 38B.
  9. \ I have 7 Daikin a/c's at my house and 3 at my condo. I have nothing to complain about my a/c's, neither does my friend who has Samsung a/c's. Daikin prices are getting ridiculous. I just got a quote for a 12,000BTU Daikin "Super Smart", not even the top model for my guest bedroom. 27600B. NO way. I am going to try TCL or Samsung including four more that I need for my new house in Rayong.
  10. My SS benefits are direct deposited into a NY bank. Occasionally I get a check from US mailed to me from varies sources.
  11. Years ago I got a letter from K-Bank in English to submit to Schwab as proof of address. The letter stated my name, nationality, passport number, Thai address and the fact that I have an active account with the bank. Was it 100B or 200B I don't recall.
  12. Whenever I receive a US check I open my Schwab Mobile app, click Deposit, select account to deposit into, enter amount, snap pics of the check, front and back ,done. Took one day to clear the check, fund available for withdrawal with Schwab ATM card here.
  13. I have completely redone my Jomtein condo when I was bored during covid lock down, new curtains were from JP curtains, low price nice fabric. https://maps.app.goo.gl/8zSyXbJfpShev3Kx7 Black out curtain fabric : A&T AT9413. Two things: 1. I didn't like the metal weight chain at the bottom of the curtain so I took it out. 2.The sheer curtain has a purple top strip that shows through, I would request they use a white one if I knew. Other then that very nice: it's the texture and shade of grey that I was looking for, and the price was much much lower then those from Tepprasit shops I went to.
  14. 11 retirement extensions at Jomtein, 800k in the bank, no home visit ever.
  15. I had the same problem when I started with Ampur, go to Province first, once I had entered Chonburi the Amphur options started to show.
  16. I just did a new TM30 report on the new site. I used Chrome browser, to register I uploaded 3 documents: my yellow house book, pink ID card and passport. Immediately I received an email with a log in password which had to be changed once I log in. I was not able to add address in the upper left box. To do so I had to goto "profile" by clicking on the icon on the upper right edge to add an address. I used snipping tool to grab a screen shot, printed a copy to replace my old TM30 since 2019. Not too bad since I already have scanned documents ready to go and a printer at home. Probably takes more time to find out do I have to file a new report than just do it.
  17. Take a look at Samsung Twin Cooling Plus model. The top freezer can be shut off or set to function as a fridge.
  18. SSA can make international direct deposit into a Thai bank if you chose to. Charles Schwab international brokerage account and Interactive Brokers IB brokerage account can be opened with a Thai address. The brokerage accounts come with a bank account which can receive SS monthly benefits. Schwab will give you an ATM card which you can use worldwide with the fees reimbursed. There is a $25,000 minimum to open a Schwab International account but they'll let you open the account without showing the money, which makes me think they are not serious about the minimum. Interactive Brokers account don't have ATM cards but you can transfer the money to a thai bank online, and use the ATM card of the thai bank. First transfer of the month on IB is free, after that $10 each.
  19. but those umbrellas are so much more attractive compared to the boring Styrofoam. Tourists may come. NASA space shuttle tiles should do the trick, seriously.
  20. Either way be creative. Here's another idea. ????
  21. Block the afternoon sunlight with metal awning or canvas canopy. Paint the wall white.
