Yes we understand the bank account stuff, just clueless about how to get a condo owner to give us what we need.  We are in Bangkok and will deal with immigration there.  Do they not need a condo lease to get this started?

I've been to renew my non O retirement ext. yesterday. Yes, they wanted my lease or confirmation from landlord that I live there. In my case easy as landlord is a company. I also needed TM30 from landlord. He is legally required to register yr mother to get TM30 once she moved in. Surely, you don't move & pay without a contract?

As long as someone thinks it is “great value,” someone is willing to pay and there is no incentive to lower prices.

Exactly.  Economics 101, laws of supply and demand. I don’t think airline and hotel hotel prices have anything to do with each other. One can’t control the other. The thirst for travel hasn’t subsided yet after the pandemic. I think airline prices will remain sky high. I am paying at least 50% more than prepandemic for flights! It won’t stop me from traveling but it stings.

Lufthansa just announced they are back to pre pandemic profit. No surprise considering their fares.

The insurer would have to prove that alcohol was the root cause of the accident .

Just the fact the insured has been drinking is not enough for the insurer to deny the claim .

The limit is quite low to lose yr license. Will it be different when you fall off a balcony.

It seems that OP is renewing his/her Oz passport while in Thailand.

If the OP is currently here on a retirement extension, please note the following (as reported in another thread about 6 months ago):

At Immo/CW, they will want to see the bank book used to establish your financials (updated on the day of application to transfer stamps), with a one-year bank balance statement for the past 12 months, and photocopies of the bank book going back 12 months, in order to transfer the stamps.

Note: You will *not* need the bank letter affirming the bank balance:  just the updated book and one-year statement.

    Hope this helps.

(I tried to do my stamp transfers last Friday at CW and found this out -  though I was warned by this forum and forgot.)

I got the stamps transferred when leaving the country. IO sent me to "re-entry counter" where it was done. No bank book, nothing required but signing a form.

That is certainly an option for a tourist with (for example) plan to go to immigration and obtain a 30 day extension to eg Tourist Visa.

No so applicable to someone living in Thailand.

The OP mentions doing 90 day report.

Perhaps even obtaining a residence certificate.

For this situation best to have a lease or TM30 with address where you are living ongoing.

I don't buy into his rental arrangements.

We rent out couple of condo and townhouse.

The agent does the TM30 (if required for non Thai tenant) and of course a Lease.

Our minimum lease is 12 months however a zillion rentals available in Thailand that have much shorter.

Bit off topic suggestion to anyone looking for permanent (ongoing) rental.

We rent apartment in Bangkok. Low rise.

    No rooms are privately owned.

    We have one year lease.

The place is extremely strict so no sub letting while you are away etc etc.

I couldn't imagine living in condos such as View Talay 6 (Pattaya) or eg Trendy building Sukhumvit.

Those type of places are mad houses.

    The OP chose poorly.

Where in Bkk? Looking to change from serviced to ord. rental. While it has been quiet in our bldg. the arrival of Chinese has changed this.

You don't need OTP to make transfers.

You only need it once when you install the app on your phone.

Just returned from a trip abroad where I used my Thai banking apps to pay rent, bills etc. No OTP, no roaming and no issues. I have no idea why so many people are posting about sms, roaming etc. You don't need it.

Funny, but I did need OTP with SCB. ????

It doesn't matter what I think. Nobody asks me if they should let you or anybody else into Thailand.

I tried to explain the reasoning behind regulations.

Countries normally do what is in their interest. I.e., lots of countries make it very difficult for Thai people to visit them. They even make it difficult for young and healthy people.

EU requires proof of health insurance when Thais apply for a Schengen visa.

I am willing to buy insurance , but will be unable to because of the system we have against old people . Do you really think I should be discriminated against because of my age. I am fit and healthy with no health problems at all , Regards Popa

Don't know how old you are. My partner is 78. Never had a problem to buy travel insurance for the 9 months we spend in TH. They exclude pre existing conditions but will cover whatever pops up new incl. C19.

You are correct Armagh in a county in Northern Ireland which is part of the U.K. like me he might have two passports one English and one Irish if he travelled to Thailand on his Irish passport that would be the explanation for the Republic of Ireland to deal with it . Very sad it appears he did not have insurance cover during his visit as the insurers should cover for the repatriation of his remains

    ????????????????????

May be he did. But arrangements have to be made by embassy, family. Insurance just pays the bill.

The updated versions are not available in Thailand. Neither Pfizer nor Moderna. Don't worry too much about it, they aren't much better than the original versions.

It seems that Moderna isn't available in Thailand at the moment. So Kwasaki's answer was spot-on

Moderna would be from private hospital. Ask Bumrungrad, Medpark.
