Yes, you can walk it from Soi BuaKhao, but the amount of decent restaurants that open on 3rd Road but do not last a year says it all.
I agree--but this guy seems in it for the long haul. Starting slow and building up based on quality. I'm usually skeptical of new businesses in Patters, but I'm cautiously optimistic about this one.
I hope Jingthing decides to give it a go. I'm guessing he'll like it.
Edit: by the way, New York Pizza house opposite this guy has had a nice run so far.
I live near the area and have seen many places last a year and leave, not enough foot traffic , poor location, no bug hotels near bye. as for New Yor Pizza its business has dropped since Dominoes and Pizza Pizza opened and rather deliver which is a plus..I wish the guy the best.
But, I live in a complex with 45 retired Expats and none of them would pay those price3s when they can walk down Soi Lengkee or Soi Chaiyaphum and find a meal for 159 to199 baht
And long may your geriatric cheap charlies enjoy their tins of Tuna and warm chang outside 7/11, but others want a bit more.......
and i can give you many places that do give us more value for money was half the price......its only the OP's mates commenting positively here. each time i walk by maybe one or 2 customers and its high season...what comes next low season and RIP

I doubt they will go to the extent of demolition of floors. On the contrary, the developer could turn lowest floors into parking for extra spaces required. Crazier maybe but it's the best solution to kill two birds with one stone. This way, the 38,000 sqm limit will be met(issue #1), AND have enough parking space (issue #2)
But do the lowest floors in the building have sufficient headroom for parking?
parking space is part of the space allocated so doing this does not satisfy both, only the parking problem

does that mean the developers will have to to buy back areas on the lower floors that were already sold as condominiums?
the only way they can comply with the original building permit is to knock of 2 of the upper floors, but in doing so you eliminate your high priced penthouses
Secondly its almost impossible to double the vehicle parking spaces required, they now have 30 and need 60. There is really not much land outside thats suitable, so this mammon taking some ground floor apartments and flipping them into a car park/

Pupa has travel insurance, but you have to book it trip by trip its very reasonable

I pay less then 10k for a nice studio with a pool and its 10 minutes from walking street, and there are 5 americans in the complex of 45 apartments

I walked down #rd road today going toward Pattya Klang and right at Soi 21, across the road from the 7/11 is a brand new Pool Hall, new tables and looks great and it had fangs inside , i believe it will attract all kinds and has beverages also

Chinese good for Thailand? I doubt very much. Maybe because otherwise there would be not enough business for hotels, restaurants and third class Thai attractions to even keep their doors open. Some entrepreneurs, i.e. dinner shows on sea, are profiting big times, however.
Traffic jams with many hundreds of buses is reaching ridiculous, unregulated levels. Chinese are some of the most uneducated, rudest and most disgusting people I have ever seen. Any hotel booking these groups will go down the drain in every respect. Friend just told me how now even Samet is overrun by thousands of them and has lost any appeal to "better" tourists. Thailand is slowly declining into a low class Asian tour group destination and has left very little of it's charm it had about 20 years ago. BTW. Much fewer Indians this season compered to last year. My experience with Bupa has been that they reject everything initially. Only after I have called and had a "chat" with them have they then relented and done the coverage for which I have paid - each and every time.

By far the best in Thailand is Bupa, best service prompt payment never a hassle and cheaper then most. I have several friends who have it and have never had a problem. Its also good in other countries except USA
You can get a quote right from the internet and if you sign up and go one year with out incident they rebate 10% back to you.

All I have ever said is there is better value for money in the immediate area and the location is bad, so get over it , and I can afford to eat anywhere, If you want to pay 490 baht for meal which can be purchased elsewhere at close to half that price then i think you need to understand what correct values are....and one more thing this is a forum I have the right to my opinion. walk around and open your eyes
