  1. I bought of the plan, I didn't know that the developer and Juristic company were friends.
  2. Over the many years I've bought a dozen condos here in Thailand. My most recent condo purchase, I bought of the plan, the development has been occupied for a couple of years now. The developer appointed a Juristic management company, the developer has many projects, they appoint the same Juristic company to all of their new projects. We have 4 committee members, 2 of which are employees (including chairperson) of the developer, this is a huge problem for co-owners. Over the many years I've learnt that you should never allow the Juristic company to be in bed with the developer, it's a horrible outcome for the co-owners. Most of the Condo owners are living abroad, they are renting out their condos, I've only met a few co-owners. The developer has offered a rental guarantee to a quarter (200 condos) of the development, Airbnb is rife, all the Juristic decisions made are in favor of the developer and these Airbnb landlords. The Juristic manager recently had signs erected, saying it's not a hotel and daily rental is illegal but these Airbnb people walk past the entrance security, past the Juristic office, onto common areas unhindered, it's a joke, anyone can freely roam around common areas without any security checks. Any suggestions out there?
  3. I've got to renew my driver's licenses soon. I'm located south Pattaya. I would like to know where I go to get a medical certificate and price, also if I must get 2 originals (1 for car and 1 for motorcycle) certificates or can I make copy of original medical certificate and Certificate of residence.
  4. I'm looking to replace the management company (Juristic management) in my condo.
  5. Does anyone know the management company (QPM, WAM etc) for Thip condo soi 7 jomtien? I visited a friend recently (he rents a room), I thought it look good for an old building. I asked at the front desk bust they said it was managed by Thip condominium.

My children have inherited a few hundred Rai in Khao Kho, our plan is to take the motorbikes to the farm and ride around on their school holidays etc. I have a Ducati Multistrada, I thought it would be a great idea to get some experience for the kids and have a bit of fun. Sadly, my children have had some very unhappy times recently, just trying to help them, get them back on their feet, cheer them up. We won't be riding on the road ways.
  8. Do they still make motorbikes with such a small engine? I know the smallest engine in a Honda Click is 125cc

  10. The DLT inspection station didn't look at the bike. Their only concern was the age on ID card

  15. My child is 15yo, eligible for motorbike license but the DLT refuse my child to purchase a motorbike in their name. I've tried a few of the local DLT inspection stations but they say must be 18yo. Anyone know anything different?

  23. Don't be concerned about crime, it's much worse in Australia. Nirun is a similar setup to that of view talay 1 and 2. Guys just want to drink local (lots of bars downstairs) get drunk, then stumble upstairs and sleep it off then start it all again the next day. You see the occasional argument and fights between these drunk expats, quite comical. These elderly, unfit, fat, drunk, expats fighting like school boys in the playground. It's not for me, sadly there are lots of lonely foreigners here, not me I have a large family and many close friends.
  24. 20 years ago I had a mate who owned a few condos in Nirun, he was making quite a good earnings from mostly Brits who lived there. I haven't been in there for a decade, there was an Aussie bar opposite Nirun around 10 years ago, great atmosphere, swimming pool, cheap food and drinks which probably attracted the Aussies to Nirun.
