I left that home years ago, a bunch of dudes came to steal all my stuff, some relatives of her shoot them, police got involded, a lot of things happened, I left in case the relatives of the robbers would come back.
Let's say I lose that home, what else can happen to me ? Let's imagine for a moment that she wants to make bad things. What could she do ?

What a joke... last year she sold my car without my consent too, by forging my signature. I didn't care much because it was an old car.
Is there something else she can do to make problems to me ? Can she take a loan on my behalf ? Can I end up in jail or without my passport if she sign anything on my behalf ?

The paper states that I have to pay 30K baht per year for 30 years for a total of 900K thb.
It was registered by myself and her at the land office in Hua Hin and a paper was attached to the land deed.
I myself received another paper with a red stamp.
In 2017 I sent way more than 30K, so she can't say that I didn't pay her.
We did this WAY after the divorce, maybe 2 or 3 years after. As she was gambling I got worried she might gamble the house and she agreed that some loan sharks might come after the house. So we decided to do this as a protection for both of us.
Now she sent me a scan of a paper stating that a mortgage of over 1 million thb was registered on the house at the land office. She will never repay this mortgage.
We had an agreement between that I could stay there rent free forever as I paid for everything. But now if the bank takes the home, I will have to pay those 30K thb per year to the bank, will the bank contact me ? How this thing works ?

I can't believe what just happened. I bought a house in the name of my wife (now ex-wife), we have a contract with a lawyer and a 30 yrs rental contract registered at the land department in Hua Hin.
It seems like she was able to mortgage the house in Bangkok at the land department... she took over 1 million baht by mortgaging my house ! How is this possible ? I have an official 30 yrs lease. She will never be able to repay the mortgage, what will happen to the house ? Will they take it from me ?

The lawyer told me that, I do not have the proof myself. I asked him if I was allowed to sign anything while not having my work permit yet and he said yes because I'm the director of the company, signing documents is not work. Sometimes your signature is required for example to open or close a bank account, a director can be a foreigner living in another country (or in Thailand) and he has to sign the document to allow for the opening of the bank accounts.

Old news from 2012, the law changed since then ! You do not need a WP to sign papers as director of the company. Signing papers is not work.

Driving a company car while goods are in it that aren't being delivered sounds like a grey area that you'd need confirmed by your labour office.
Indeed, I asked a few friends and they said to be safe I should employ a driver for the day and sit in the car as passenger only as the car will carry 35 computing units that are goods of the company.

A director of a thai company don't need to have a work permit to be a director or to attend meetings of the company. Being a director is not considered as work, engaging in work as a director is different.

Hello,
I want to transfer the company car into my name but I don't have the residency certificate as I never stay over 90 days in Thailand to ask for the paper, you need to do a 90 days report first in Bangkok to get it. I travel often to work to another country.
Now I'm moving to chonburi and I would to know if it's easier to get the residency certificate there or not. No my embassy wont do it as they said the thai immigration can do it.

I'm the co-director of a thai company in which we have a company car. I want to know if I'm allowed to drive the car if the car transport company goods inside without work permit ?
Is it considered work to drive the car if company goods are inside the car ? On a more general note, I asked earlier if I was allowed to drive the company car without work permit and people said yes but I'm still unsure of this as it could be considered work to drive the company car, no ?

If I understand well we are "supposed" to liquidate all the assets and issue a tax invoice when we close a thai company, I want to keep the assets for myself but I lent the money to the company to buy those assets and I don't have any money left to "buy back" the assets from the company.
Can I just issue the invoice without doing any real transaction and pay the VAT on that invoice without actually making any transfer of money to the company account ?
The process to close a thai company seems to be very difficult. To keep it dormant seems to be very difficult too as the company has many assets registered, my accountant told me if we don't have profits we might have an inspection by the revenue department. I just want to close down the company as it's too much paperwork and I don't plan on making any sales or any profit.

1. Can I buy second hand stuff or services from individuals in Thailand as a thai company ?
My accountant said I need invoices for every expense, let's say I want to buy a second hand computer from an individual in Thailand, he is not going to make an invoice for us.
Also, let's say I want to rent some space inside the house of an individual in Thailand to store some of the company stock.

Offering a service like "maintenance of the server and usage of its processing power" can't be seen as a royalty in any country.
It's a service as you need a technician to take care of that processing unit for the customer.

Actually according to international tax regulations the computer rental is most likely considered to fall under equipment royalty. The link you shared says this has a 15% WHT rate.
You do know that withholding tax can be used as a credit against corporate tax due. So if the company makes a profit that WHT is not costing you anything.
Just get a real accountant and they will figure it out for you.
Royalty is very different than renting a server (service).

I found some information, it seems like the WHT is 15% unless it's a country in the double tax agreement.

It seems like there is no WHT if a foreign company buys a service from a thai company.

So should we invoice the full amount and pay WHT ourselves or should we just skip this tax and charge only VAT as blackcab said ?
If we make an invoice for cash sales, we still need to put some company name in there, if we put Dubai, then it's a foreign company.

I need a residency certificate to buy a car and to make a motorbike driving license.
The requierements are different depending on the immigration office and I'm not sure of which documents I need to bring with me to get this done.
