If that's how juristic bodies worked I'd agree, but in reality the JPM puts motions on the agenda with his argument for passing it, and without any contrary considerations. If it were truly a democratic process, both the "for" and "opposing " arguments would be posted on the agenda and ballots. Then, to vote an owner must be present at the meeting, or assign a proxy person to deliver their votes at the meeting. Those votes are usually pre-cast on the ballot by the owner. There's no voting from afar under Thai law so none of the absent owners get a say unless they know someone to handle their proxy. Most don't bother. There is some discussion time for motions at the meeting, but that does nothing for those that voted by proxy or can't make the meeting. In my experience, the JPM can push almost anything through even if isn't even legal under Thai law. We've had a lot of lawsuits in the building over that. The argument that "it's the will of the owners" sounds good but that's not really how juristic bodies work.

I watched the one-hour movie online at home and answered the questions. I printed out the certificate that needed to be shown at the land office. My appointment time was 9:00 am and I was told to arrive at the white tent outdoors. There was an 8:30 am group ahead of me. At 8:45 they processed my paperwork and gave me a pink card with a number on it and kept my passport old driver's licenses and all the paperwork. I'd missed the instruction to bring the old license in (I bright photos as required) but luckily had them in my wallet. When I went upstairs the sign said Pink Card holders would take the test at 9:30 and the group was 10 people. At 9:25 we took the color test which is 3 colors lights that flash on and off and you need to say which color flashes each time. That took 30 seconds per person. The reflex test had you sit down with two pedals similar to a brake and gas pedal. When you put your foot on the gas the green light comes on and when it switches to red you must hit the brake pedal within a few seconds. That took another 30 seconds per person. One guy didn't do it fast enough so he had to try again. Everyone passed. By 9:45 I was in the pay line. My photo was taken about 10:00 and I was out the door at 10:15. Overall pretty efficient considering the number of people they process per day.

The way the retirement visa service companies work is they transfer the 800,000 bhat into a person's bank account for a few minutes and the bank produces the certificate for immigration. Then they have the person transfer it back. I imagine there are other uses of large transfers for big-ticket purchases since cash and checks are depreciated. -
Absolutely correct. It's a solidly built condo. In the hallways, I can smell other folk's food and smoke but with my door closed and especially with the AC running I don't have any problem with hallway smells entering my room. Of course there is no nsmoking in common spaces which applies to all kinds of smoke. This is Pattaya FFS. Anyone raising children in Pattaya condo and complaining about the unwholsome environment needs to figure a better solution for their family.

I suppose they'll downgrade to try to prohibit smoking and try to get it passed. They've passed some stuff in the past that turned out to be illegal. Does anyone know of other weed-free condos? Can this be legal? Due to the juristic person having received complaints from co-owners and residents about smoking cannabis inside the building, resulting in an unpleasant smell, causing annoyance, and the smell of cannabis affecting the health of other residents and children. The juristic person therefore requests a resolution in the meeting to set measures for handling cannabis use in the building in order to continue living together peacefully. The details of the management are as follows: 1. Prohibit co-owners and residents from using and possessing cannabis in The Whacky Condominium. 2. If an investigation and evidence of a violation are found to have actually been committed, a fine of 5,000 baht will be imposed. 3. If violators are found, the condominium juristic person can immediately take legal action (based on the Public Health Act B.E. 2535 and its amendments (No. 3) B.E. 2560, Section 27 or Section 28).

All of the meditative traditions like Buddhist, Hindu, and Western Yoga start with "calm abiding" meditation. Most use focus on some object, such as one's own breath. Relaxing the mind is like an inner pinball game - it's an acquired skill that gets more satisfying as you develop. There are plenty of online instructions and tutorials on youtube if you can't find someone to get you started. The natural state of our minds underneath all our stressful inputs is peaceful happiness. Learning to let go of the thoughts is a skill that takes practice.

I made one purchase and returned it. Instead of putting the refund credit on my credit card the gave me an in-store credit. Lazada has never done that. That was the first and last time I ordered from Timu. Lazada is also tightening their return system but so far no issues.

I buy cases of MaMa noodles and put them in the break room for the staff to take home. Every Thai family can use MaMa, and I can spend as much or as little as I want to give. A dozen cases is about 3k baht so it's easy to feel like a big shot. We have 20+ staff in the building. Some are more directly helpful than others based on their job role, but I'd rather thank the team than have anyone feel left out. I tip through the year for help I request.

This issue comes up in my building every December when it's cool and people like to open their windows. There is not much you can do about neighbors acting within the law and rules of the condo. By mid-January everyone will have their windows and doors closed and the AC on. Problem solved π -
I mentioned it because it worked to my advantage to have my paperwork checked when I made the appointment. The downside would be if appointments are more than 30 days out because the residency cert is only valid for 30 days. It would be nice if their appointment app worked for this office but it's only once every five years so not that big a deal.

If I arrived with the wrong residency cert I would have needed a third trip back after asking immigration to correct it. Sorry you didn't understand but I think my use of English was fine π

I had just renewed my retirement visa which is now good until January 2026. That's 2569 in Thai years, but immigration put 2568. Immigration fixed it for free at the immigration office, but the transport office could not fix it on-site.

I went on December 9, and the earliest appointment was for January 3. They inspected my paperwork and found an error in my residency certificate, which is helpful because I can have it corrected and save a third trip out there. The appointment process was very easy and fast.

Medication rules for travelling to Thailand: what you need to know

True by the letter of the law, but in three decades I've never heard of anyone being hassled by thai customs for their personal medications. If I was still in my 20's with a pony tail I'd worry more. Has anyone ever even been questioned by customs on this kind of thing? If they are going through your toiletries they must have some other major cause of suspicion. For the most part customs is after sneaky HiSo Thais bringing in wine and designer goods to avoid taxes. -

It has a glitch in headphone/speaker/bluetooth function that's been annoying lately. Otherwise it's good and lets you set an ID number from anywhere in the world, so I dial my home town it looks like a local call to the receiver. I used skype for years, then Microsoft bought it and it went downhill. The phone app is a pig with sluggish response on my phone. Maybe not the same for other brands of phone. -
Has anyone recently renewed a license and can report on the appointment process and lead time at the Pattaya office (Banglamung Branch)? I'm looking to renew a 5 year. Any recent heads-up would be most appreciated. The appointment app seems permanently disabled for this location.
