I did this and regretted it when I wanted to sell. Most expats expect a big discount if the condo is not in a foreigner's name if they are interested at all. This is why IMO you should wait to see how the code is implemented.

If it was so easy, I think you would have answered my question. It is far from easy and reading the entire thread would only verify that nobody knows.

SO what is the tax that we have confirmed on 65k transfer? Will there be exclusions? We know very little and that will blatantly obvious next year. This thread is a futile attempt to calm our fears but in the end just adds to them. I'm not insulting posters and I myself have read many pages of ramblings confused posts. What is blatantly obvious is that we are as clueless as page "one" of this thread. My recommendation would be to switch to 800k in bank vs, income if that is an option so you aren't required to transfer 65k. Then wait and see what happens. It might amount to nothing or possibly a real headache but trying to interpret a tax reg that hasn't been gone into effect and that is vague is only going to create anxiety.

Amazing and you must stay busy. Doubt you are as unhappy as you claim on this forum. That meal would bring more pleasure than many here experience in a week.

Might be worth a try but TallGuys recommendations seem to be working I think. Not the quick cure pseudoephedrine provides but slept last night with very little drainage and stable today. I think in stead of a 1 day remedy, I can beat this in 3-4 days without meds. Frustrating, I have a race this weekend that I'll have to skip but life goes on. Funny, a few years back, I went on antibiotics for 6 months to deal with the hellish sinus issues. Probably quite stupid but had good results.

3 years of chronic back pain and currently doing all the above with exception of the crunch variation above, 21 BMI and fitter that 99.99% of the over 55 crowd. Frustrating! Still running marathons consistently and other exercises but couldn't fathom jumping off a 150 cm ledge as I did with little thought 3 years ago. Part of aging many tell me but not yet ready to accept this possibility. Covid limited my exercise options and I think I developed weaknesses as well as too much seated time.

That doesn't make much economic sense but is exactly what governments implement. How many lives saved and at what cost. If I had time I could think of a thousand other things that would be more economically viable and therefore safe more lives and reduce suffering, Probably worth a few votes though...

I think you might be right. I actually had a translated letter with me describing my situation in Pattaya a few months ago. Thought it would make it easier because in the past they always prescribe something that does nothing for me and we spend 10 minutes talking before they finally prescribe Pseudoephedrine. I thanked her and got up to leave telling her I no longer needed to talk to the doctor. She waivered, I think I don't resemble a drug addict :), and told me to wait a minute and went back to the doctor but same result. I think the doctor didn't want to be bothered which I understand. Small hospital and many patients. The same doctor doesn't understand why I get blood work 1-2 times a year. He has more important things to do.

15 minute now and nasal flood has stopped. Maybe my sinuses were trying to clear something out and the sinus flushing did just that. To good to be true but maybe...

Interesting and thank you for taking the time to help. I wonder if that is why doctors online recommend mixing baking soda(anti-bacterial) with the salt. I just finished about 1/2 cup salt solution and it seems to be already working if that is even possible. I'm desperate:) Have a marathon in a few weeks and not being able to breath or train is not ideal.

But the ban in 2012 did not include hospitals and I've always, until 2023, been able to get it at hospitals.
