    A friend of mine, a foreigner sued a Thai for unpaid work and won.

    Another friend, also a foreigner, sued a Thai for unpaid rent and broken contract on commercial property, 3 years in court and also won.

    I sued biggest bike retailer in Pattaya and won. Ok, i did not win the full amount i wanted, but won enough to satisfy me

    I guess an important question would be....

    In each of the three cases you mentioned above, what percentage of the ultimate judgment actually received got eaten up along the way in terms of total attorney, court, police and other related fees?

    It might be great to receive a 100,000 baht judgment against a defendant after three years in court, but not so great if the total fees and costs to get to that point almost equal the judgment received.

    My case, all costs covered by defendant.

    First case, cost him 20K in total, to recover 80k

    Second case, i am not too sure on costs, but according to him, legal(lawyer) fees covered by defendant, not too sure about court fees

  5. Just like with any other country, if defendant is not worth a baht, you can not get water out of stone.

    However if he/she has something in their name, then yes you would be able to get paid.

    However again, unlike courts back home, where Sheriffs can go to defendants home or office and seize items worth amount owed, in Thailand it is a much more difficult process, as more court dates would be needed to issue such an order and then coordinate it with police(where some donations would be needed) for them to act

    I'd think its in the best interest of ex pats to keep assets in the west.

    Everyone needs a home but considering the limitations here, isn't it better to avoid tying up large amounts of capital you'll possibly never realise?

    Each to their own but I've met several who wished they didn't buy/build the big house.

    They want to sell but can't.

    Rents in Chiang Mai appear to be decreasing rather than increasing. I recently spotted a condo, fully furnished with pool, for 6500 baht a month. OK, that's anecdotal.

    I'm just wondering if there's some office in the Thai bureaucracy that collects statistics on falang ownership and renting.

    There may not be tmany stories of property confiscation, although I understand some Phuket residents had notices to quit tacked on their front doors by a Thai bank after the falang developer flew the coop.I'm sure there are plenty of stories of falangs being fleeced in a property deal with a Thai.

  7. The only historical claim Israel has to that squalid piece of land that has no oil under it is because it was supposedly given to them by the god of Abraham. After the Exodus (zero reason to believe it ever happened) the now free slaves rummaged around the desert for a few decades (zero reason to believe it ever happened) toward land occupied by the Amalekites who were not all too happy about the Hebrew invasion and frequently attacked them.

    Would you buy if mortgage was available to you like back home? 20-30 year terms with minimum 10% deposit and standard variable rate

    Only if I was able to own the property outright at the end of the mortgage. Whether in one lump sum or payments spread out over 30 years, I am not going to buy someone else a house. Been there, done that in the California divorce game.

    You can own condo and after 30 years it would be yours in your name.

    House would be in the company name, putting aside all the technicalities with company ownership, in 30 years many laws will change.thumbsup.gif

  10. Perhaps this demonstration will be a wake up call for Israelis to see the racism in their midst. When people are unjustly persecuted and repressed long enough, eventually they rise up in anger and cry enough is enough.

    Its a fact, do some light reading. A huge number of Ethiopians who came to Israel are not and were never Jewish.

    People were starving in Ethiopia and Israel open doors for Jews, gave free airfare and start up money.

    A large number of them hardly keep any jewish traditions, because they are not jewish.

    Naturally all suffer from generalization.

    But even with all that crap, their life's are much better than back in Ethiopia or even better treated than foreigners in Thailand.

    If you really want to see discrimination and mistreatment, look at the neighbors where Palestinians are kept in camps for decades and not allowed to leave the camps.

    Israel was mean`t to be a land of the free for all those of the Jewish faith with the purpose that they could be practising Jews without restrictions and persecution regardless of race and from where they come from. But just like America, the so-called land of the free, this may sound like the perfect society on paper, but in reality doesn`t work. Both Israel and America are racist societies, it is a sort of unwritten constitutional law where ethnic peoples are placed at a disadvantage.

    What OP does not mention is that many who migrated are NOT Jews , but saw it as an opportunity to flee Ethiopia for better life, there were not much options back then.

    OP also fails to mention that most crime, including drugs and gangs are also Ethiopian.

    Furthermore if you watch the video, it was hardly a beating and Ethiopian soldier refused to follow police instruction.

    He was hit once and he did fight back.

    Have you actually watched the video? The "other" one was a volunteer, so suspended from being a volunteer?!

    PS. The Volunteer did nothing in the video, but to help restrain and even with 2 of them, they could not apprehend 1 soldier.

    If this was a beating as you so hard trying to paint, soldier would have been either dead or in serious condition in the hospital.

    Drink driving - immediate incarceration!.

    Broadcast it so everyone knows what to expect.

    Drink..............walk, take a taxi or have someone drive who has not been drinking.

    The time for committees etc to mull over road deaths has long gone. IMMEDIATE action is needed.

    Drink driving laws in the west are very draconian and yet people still drink and drive.

    Many people claim they "own" it: they "own" their business, they "own" their property. My understanding is that a foreigner can only own 49% of his/her business (some exceptions apply), can NOT own real property (yes, you can own the house, but at best the land has to be leased), and can own a condo 100%. Am I entirely off base here?

    IMO, if I cannot own it outright, I am not giving money for it. I will not trust someone to buy a house with my money in the hopes that that person will let me stay. I will not start and finance a business where I don't have 100% control. For me, renting is best. No huge losses if I get screwed.

  15. If short on money and no way to borrow at reasonable rates, then surely buying is not an option.

    Personally I made a choice to migrate to this country and despite how locals see me, I like to feel at home.

    So to own my own property makes me feel at home.

    PS. Mortgage repayments = monthly rentals , so really I am not loosing any money and 15-20 years down the road , I am certain my property would double in value.

    Once the rice harvest is over, the majority pick chilies for others, if they don't have land to grow them. They earn 2- 3 baht for one kg.

    Also Chubb has a good choice.

    As for being able to carry it, well i got a 50kg safe and i can tell you its not as easy as some may think. 2 people struggle to carry it, so for thief it would not be an easy task

    Now the one i got is a scrolling combo, plus a key. Again if i piss the number by a mm, i have to restart again.

    The small businesses will have to do what the Government (Junta) told the rice farmers to do...diversify... wink.png reduce overheads, work out an acceptable profit margin, tell me what happens to small business outside of Thailand who have to do the same?
