I remember buying a house in 2000 and my mortgage rare was 7.9% with a second taken for renovations at 10.5%. 1 year later I refinanced both down to 6.75 and then the next time i refinanced before the market bubble started I had 5.25%. Which is where it is for someone with Grade A credit right now. The lowest I had it at was 3.25% in 2016.

  11. Trying to keep inflation in check it appears. They need to double the amount they just did, or else the dollar will gain ground when the Fed raises the basis points by 50 next month.
  12. Fed will be raising the interest rates again by at least 50 basis points instead of the 75 it did the last few times. Thailand economy is slowing, just hear that the exports and imports are down by a large percentage over last years amounts, tourism is not the savior supposedly, but reading other OP's it appears they have put there eggs into one basket in order to save the country and the GDP. Lets see if they get the 10 million visitors by the end of the year as they are expecting. Definitely will be a slowdown in arrivals after the beginning of the year from all indications and by the end of the first quarter it will be slim pickings. How, as another OP running states, they can expect to have arrivals meet the 2019 amounts in 2023 is far beyond my imagination, and when the Fed increases the interest rates again, if the dollar does not go up versus the Baht then something will definitely smell rotten. A recent article I read by a banking executive believes the USD will drop to between 33 and 34 Thb per 1USD next year, as tourism and the economy will be back to near normal.............someone seems to be smoking the Ganja.
  13. Exactly, and when they ask the salesman/sales lady the price you know that is a true sign they can not afford it. As the old adage goes "If you have to ask the price, then you really can not afford it". There is no haggling on prices, and as we have seen and paid for items, the prices have increased quite a bit I noticed from the last purchase made to the current purchase made, which makes it a deal for reselling and making money if you want to play that game by buying the items that are limited. https://www.forbes.com/sites/walterloeb/2022/02/21/luxury-brand-prices-rise-sharply--will-it-cut-demand/ the increases are between 6% and 7%, Purse Bop estimates the increase is about 4% for lower priced bags but 15%-18% for higher priced purses. So as I said if you have to ask the price you can not afford it and the looky loos just want to look like they are Hi-So. The Korean Shoppers come to spend money as do the Indians, so when you see them in one of the Hi-end shops you know they are buying. I have never observed a Thai buying anything in the shops, many have fake bags and the staff just rolls there eyes when they come in acting like they are Hi-So.

  22. An opposite story of what was posted the other day where they indicated inflation here was in check and tourism expected to boom next year back to 2019 levels. In the past month the dollar retracted down and the baht strengthened. The Fed will still be increasing the basis points again. Food prices in the US are stupidly high now and imports to Thailand are suffering. Not seeing any silver lining for Thailand, yet someone's manipulating the Baht for the holidays.

  24. I have to disagree with this statement vehemently. China is again conducting mass lockdowns, and now are having riots because of it. Unless Xi rolls over and gets rid of the Zero Covid policy, mainland Chinese will not be coming in droves.
