As a country very much dependant on exports and to a lessor degree tourism, why does the BOT and powers that be keep the Baht so high? I have heard the rumors that it's just the rich getting their baht out and then returning once it's on the cheap, but surely their is more to this?

I do have all of the documents, from initial letters asking from my money back, to the final letter of intent signed on Chrismas Eve by the CEO, CFO, 2 witnesses, etc. that says they will pay on Jan 12.

The contract is a very solid contract as far as Thai standards go (the original condo contract). It there are many clauses that specifically protect the buyer in the case of breach of contract (and the terms of breach of contract are clearly outlined). I think the developer really did intend to fulfill it's obligations, and hence the strong contract. All documents are on my side, and I've all signed papers, etc. Legally, in my favor, I'd say - especially given the company's shady financials if someone were to audit.

That said, I do not want to go into a lengthy legal battle... even with all of the evidence on my side. I'm just wondering if the consequence of writing fraudulent cheques are as strict as they are in other countries.... this is my main concern, that the cheque will bounce, and then it's off to file reports with the police, and then the Thailand-Factor kicks in, and here we go on a run-around for my money.... But I would hope they understand that paying out this small sum of money vs. smearing their name and having the auditors on their arse is the better way to go.

As an aside, I was at SCB main branch today (where this particularly company has an 'old boy's' relationship - many execs are former SCB bankers and SCB is financing their projects), and they said that even though the cheque was written to clear on Jan 12, and I have an SCB account at the same branch as the developer, that I would have to wait until 2pm on the 13th to know if the cheque has cleared.... I thought an intra-bank transaction would be known instantaneously? This is specifically why I went to open an account at the same branch as the Land Developer, to make sure the cheque clears without delay. Is this one-day waiting normal for intra-bank cheques?

Oh, and btw I had the bank check how much money is in the account that the Developer had written the cheques from.... 86k baht. Yep, 86,000 baht. So they are about 5.62 million baht short as of today. But I'm sure they have other accounts, and they had better start shifting some money over... (oh and they also have a 1-billion baht loan out from SCB as I understand it.... another 5-million or so won't hurt, will it

Playing the devil's advocate, if I were the salesperson and you walked in and said "If I pay cash now, will you give me xxx percent off?", I would think, interesting but why would someone be willing to part with all the payment now in the pre-sale phaze and years from completion and not keep it in his bank until installments are required?

Let's say the 100 sqm unit you are looking at is 50k psqm and you offered 40k cash today, the diffence to the developer is 1 million baht roughly in terms of revenue for the unit. Even if he puts your 4 million in his account for 2-3 years, I doubt he could make up the difference on interest alone.

Sorry I don't think RL is gonna go broke over not having the whole portion of your payment now nor do I see this method as a fail safe way of determing whether a big property developer is in trouble or not. May work though for someone working on much smaller scale though.

How about you go down to their sales site and try it out and report back?

INSUA HEADS OFF ON INTERNATIONAL DUTY

Liverpool will be without the services of Emiliano Insua for the next month due to his participation in the Under-20 South American Championships with Argentina in Venezuela.

The left back, who has started the last four matches in the first team, will be away until February 8 meaning he won't be available for this weekend's game with Stoke, the double header with Everton or the Anfield clash with Chelsea.

Joining Insua in the tournament will be reserve defender Ronald Huth who will be representing Paraguay.

The tournament runs from January 19 until February 8, and is staged every two years.

Argentina have won it four times, the last being in 2003.

regarding the OP's question, my guess is that the second tower is being sold at lower prices to help make it more attractive to the local market, thus alleviating any potential issues with making up the 51% Thai quota.

It's not just NFL, the farce this weekend with the FA Cup (Football), which was shown pretty much everywhere else in Asia, was not in Thailand. Turdvisions are IMO a pile of <deleted>, promise certain sporting events, charge for it, but don't show.

Don't like to debate with fellow United fans, but where did true promise any particular WildCard game in their TV guide? Also, since last year we knew the FA Cup was not being offered on their service.

As I type this reply I am looking at the Jan. 09 issue of "Premier" and on page 46-47 is a double page ad showing Manchester United vs. Chelsea and on the lower right of page 47 is an ad for the American Football playoffs. Live and exclusive on 3 dates in January.

So we all know that this magazine is printed at least 2 to 3 weeks before the mailing maybe longer so if something changes in the licensing contracts there is no way they could possibly get it into the magazine. Or if they had the printer add this to the content on the assumption they already had a contract to show the games and then it fell through? I'm not defending True but sh@t happens!

and to add to your point about them putting it together weeks ago, until last week, I didn't know if we would even be in the playoffs - but sadly after our performance against Baltimore - we didn't deserve to be!
