  1. Its done on whichever is the highest, land office appraised price or sale price. Nowadays its not uncommon for the appraised price to be higher than even the made-up sales price.
  2. Yes, it wasn't that much, I was using round figures to make the point. I think I did a quick calc on the day and it was something like 70-80k, the main tax being the withholding tax as the property had been owned for 9 years (for some unknown reason it gets bigger over time)
  3. I agree. You would think it would be the opposite at the moment. Buyer pays all fees etc They do it so the list price can be very low. Went to look at an 800k condo, which in reality, after paying sellers tax came to over 1 mill
  4. Yes, that's a given, have walked away from 3 viewings (without bothering to view) .
  5. I have been looking around for pandemic bargain condo. And starting to see a disturbing trend where, instead of the usual 50/50 split on the 2% transfer fee, Agents (usually russian) are pushing a 50/50 split on all the sellers tax obligations. And trying to make out its the normal process. The taxes are usually Specific Business Tax 3.3% : the seller's duty Stamp duty .5% : the seller's duty Transfer fees 2% : the buyer's duty or shared Withholding tax (income tax at nominal rate) : always the seller's duty This can mean the difference between half of 20k, to half of 200k. Is anyone else noticing this.
  6. Bat out of hell, literally one of a handful of albums that made up the soundtrack of my younger life.
  7. 100s of people use agents everyday, one of the main reasons they use them is so they "don't" have to go to immigration. You drop your passport to the agent, next day pick it up from the agent. I have 3-4 friends who have lived here for years and use agents, to this day they have no idea where the immigration office is.
  8. Where are you getting your statistics from ? (I see it on the TV therefore it must be high). Are there published statistics that show the murder/domestic violence rate is higher in Thailand. Its similar to suicide rates, the Thai suicide rate (including expats) is no higher than the west, its just reported more here.
  9. Yes, that's my observations as well, "jealous man kills ex GF/wife" isn't a strictly Thai thing. It happens all over the world. But for some reason the commentary here is "Thai men are immature, child like etc" Are murder suicides in other countries only committed by mature, stable, grown-ups..
  10. As Crossy says, all of the disadvantages and none of the advantages, not portable, cant be upgraded. Maybe start with why he wants an all in one and work backwards from there, point out that this laptop or this PC does the same etc
  11. If you are having problem using a credit card, maybe talk to the card issuer. Not sure that posting the problem on social media solves anything, except maybe pushing a conspiracy theory that foreigners are being discriminated against. Cards have limits, cards have overseas limits, cards have blocks for outside of normal spending patterns, all normal security measures. If your usual spending is groceries and gym membership in home country, then all of a sudden the next purchase is a sixpack of beer in 7/11 in a remote Thai village, that will probably bounce. Also, CC company's dont like purchases in 3rd countries, eg: card is issued in country A, being used in country B, to buy goods from a merchant in country C. Its a red flag.
  12. I agree, for a specific installation like a basement etc, but if you start considering pumps etc for a normal installation, maybe its time to reconsider the location/type of the unit. Or spend a couple of dollar getting pipes chased into walls/floor etc. Whenever I have seen those pumps in use, its because someone was trying to do a job on the cheap, or an installer couldn't solder etc.
  13. Any half decent installer should be able to attach a new unit to existing pipes (drainage and refrigerant). I have had it done 3-4 times. Its just a bit of plumbing/soldering. If the new indoor/outdoor unit is going in the same place, no reason you cant connect to the existing pipes, already hidden in the wall etc. I see those pumps as an absolute band-aid last measure, if old pipes cant be re-used, or pipes cant be chased/hidden into wall etc.
  14. Not sure what is risky or murky. These places sell CBD cannabis products, 100% legal. Its not THC cannabis that gets you stoned, that is illegal. They do some creative marketing and labeling, trying to make out its THC cannabis, but its not.
  15. As others have said, the bank should be very familiar with the immigration requirements. If you go to the branch closest to the immigration office, they probably do 10 letters a day. If you do require 12 months statements etc, find the main branch for the area and they can often do the statements strait away. otherwise a sub-branch is contacting the main branch.
  16. PR doesn't get you a Thai national ID card. It gets you a non-Thai pink ID card. Same ID you can get on any long stay visa/extension
  17. Sounds like communication problems. Maybe involve an English/Thai speaking person as a go between.
  18. 18 months ago. I helped a friend only a couple of weeks ago and no Res Cert required. Most are more interested in a long stay visa. Yes, the good old days. I still have an account in phuket that has me living at Noks Guest house.
  19. Not sure why the discussion about resident certificates. It comes down to the individual banks what they want, but in my experience (5 accounts with 3 banks, phuket, bkk and pattaya) no bank has ever wanted a Cert Of Res.
  20. You wont find much difference between the banks, as others have said, it may come down to which bank will open an account. Requirements to open an account will vary between banks, even branches of the same bank will vary. A resident certificate from immigration isnt usually a bank requirement.
  21. upon further reading becomes upon further reading appears, one wasn't a guard at all turns out its one security guard The OP isnt about several recent attacks by security guards, its not about two recent attacks by two security guards, its about one attack by one guard.
  22. Avoid Monday morning (especially after a holiday weekend). Otherwise, it often looks worse than it actually is. People doing 90 days are left outside while IO takes passports inside. Big crowd doesnt always mean a big queue or wait. As others have said, recent changes to the online 90 day has made it more accessible for those who couldn't use it before.
  23. I think you will find that is the case now, but the OP doesnt mention returning to UK. Individual airlines may still have a requirement to board the plane
  24. Its specifically mentioned in the condo act, NO business's in condo blocks unless its in specific shops etc that are classified as business premises. Not to mention, its probably not allowed in most condo bylaws.
  25. Not sure if you have heard of the pandemic sweeping the planet, borders are shut, there are entry/exit restrictions, quarantine requirements etc, and they change on a daily basis. Most in/out options are not viable at the moment. If you can get here, you can still do an ED visa.
