Numerous visa shops the Trendy Building on Sukhumvit Soi 13 who will take your photo and print while you wait.
Eastbourne photo shop in Emporium aswell.
There are not many photo booth machines in Bangkok because they are expensive and they can't compete with small shops that take your photo and then print it on site immediately.

Real people used their credit cards to book hotels. The fraud was perpetrated by the booking company who acted as an agent. They took payment for rooms that didn't exist and they kept the money.

Double check the text in the original document that the client supplied. Did the client supply the wrong link and give an http URL instead of an https URL?

This is normal. When you submit the document bundle you are given approximately 1 month as an extension. Immigration use this time to check your documents for fraud or misrepresentation. If everything is legitimate then when you go back your extension will be granted for a period of 1 year from your last 1 year extension (so that the expiry date of your full extension is always the same every year, regardless of the day you apply on and regardless of the day you are asked to return to collect your full extension).

I completely agree with you on this. Fortunately the Land Office has a legal department that will instruct regional offices on the correct procedure if you happen to know someone who works there.
This doesn't mean the regional office will change its ways; more like they will begrudgingly process your request because they have to.

This procedure does not exist. The government authority you are speculating about also doesn't exist.

You can't, if they are individual properties scattered across the city. Unless the landlord voluntarily declares it, that is.

Land with a usufruct can be legally sold without the knowledge, participation or consent of the usufructee. Or in other words, the buying and selling of land with a usufruct has nothing to do with the usufructee (unless they are buying it).
However, if land with a usufruct is sold, then the new owner must honour the terms of the usufruct, which remains extant.
In practice this means that most land with a usufruct is unsellable as nobody will purchase it unless it is for a very, very cheap price.
Each case is different though. It's one thing buying land with a usufruct when the usufructee is 96, and in poor health. It's another thing entirely buying the same piece of land if the usufructee is 40 year old iron man competitor.

You are quite correct, but most usufructees would not remove their usufruct on the promise that the land would be sold at a later date. The obvious thing for the usufructee to do is cancel the usufruct in a consecutive transaction on the day of sale.
