The child and mother go to the land office with the payment, mother's ID card and the child's birth certificate (or ID card if aged over 7).
The seller brings the Chanote, blue house book and their ID card.
The land office officials check all documentation, and when they are happy the government taxes and fees must be paid.
Once this is done the sale will be completed by the land office staff and payment can be handed over (usually by bank cheque).
The seller leaves with payment and the buyer leaves with the Chanote and blue house book.

You have considered this business well, and it is to your credit that you seek advice and opinions from others.
My contribution is that the business will succeed or fail based on its social media interactions. Having a nice place in a great location is all very good, but you need a reason for people to walk in to your premises as opposed to a competitors.
Your thinking is that the nice premises will attract them. What you need to do is attract them even before they see your premises. That will mean lots of clever Facebook and Instagram promotion on a very regular basis - all in Thai.
Be honest - is marketing your wife's strong point? If it's not, you need to employ someone excellent to do it for you.
Question: What is your online advertising budget?
Choose a product to promote. Decide the prices with your wife - don't lose money, but make it plain you are offering a "get things started" price for a starter orthodontics package for example. Something that will get guaranteed repeat visits that you charge for.
On top of all that, I would advise her to go work for the competition for a few months so she can gauge the market, make friends and get known around town. Easy cash money each day. She will also find an assistant to take with her when she leaves.
When she graduates her Masters find a way of getting the story in the local paper and any relevant Thai forums, etc.

I'll give you baht for them, but nowhere close to the Super Rich rate.
I'm not going to the UK for 18 months, so the exchange rate could worsen significantly during that time. In addition the whole thing of meeting up, doing the deal, losing a year and a half of interest and visiting a UK bank is just painful.
15,000 baht is what they are worth to me.

You wouldn't have lost your money but you probably wouldn't be able to sell a dud property either.
Even good properties can take time to sell.

I drove past Soi Cowboy on Asok-Montri at 3.30am last Friday and I can absolutely confirm that the pavement bars on the street were open, playing music and serving drinks. They were busy - absolutely no mistake.
I drove round 3 or 4 times and it was still going strong - then my son fell asleep and I headed home. That's the only sort of late night I get now!

No, they need to stop talking about contraception.
Just give every mother of a new born Thai child 50,000 baht cash. 300,000 extra babies a year would be 15 billion paid out. That's a lot of money, but not an impossible amount.

HSE doesn't really exist in many companies. However employees do have 30 statutory sick days with full pay.
Generally if the absence rate increases a lot the problem will get fixed.
