  2. I know what you mean when your in warp speed on Battle Star Galactica. I had to pull the pin at 220km because the front started wobbling, and that is when I looked at the speedo, unbeknown to me what my speed was prior to that as I was tucked in and going for broke, and when the front started wobbling, is the only time I decided to look at the speedo and said to myself *&%$#@!

Umm, he did mention he was on a highway, and 132km is nothing, I got clocked at 220km once, but talked my way out of it, the officer asked me the reason I was speeding, and my reply was that I had no idea that I was speeding because my speedometer was broken For those who ride motorbikes, only understand what flight mode is.........and of course, never in a built up area.

Break ups are not good at the best of times and not great for ones mental health and of course emotions, that said, if one is not strong enough to handle the break up, as read, a few will take their own lives, some might even take the lives of their ex partner, however labelling "those" Thai women as heartless and callous in my opinion is a bit unfair. You see, from where I am sitting, LOVE, comes in all forms, and to be honest, as soon as the weak allow their emotions to take over, they're toast, seen it time and time again, they either hit the bottle hard till they croak, and or blame the ex partner for their rejection or "betrayal" instead of looking at what caused it all to fall apart, and after analysing what went wrong, then learn to accept it, forgive, heal and move forward. Holding onto those wounds will only lead to bitterness, anger, judgement and resentment towards others. Only if you allow yourself to be. Yes, a lot of men are hoodwinked, but that is because of their own doing, suffice to say, if one wants to go all in, in a relationship because of LOVE, then they have set themselves up for a potential downfall when and if things go south. I have seen this time and time again, to me LOVE is an emotion, a good one at that and we all need it, and whilst it is a single word, there are many bits and pieces that make it work with ups and downs, and in this game of LOVE, if you put everything in financially, I guarantee you it will be at your loss. Knights in shining armours are everywhere to be found, and because they are Knights, they will eventually take the fall, i.e. unless they are smarter than the average Knight, but will have to watch out for that stray arrow. To blame someone for a failure is easier then looking at the whole picture, as I said above, one should learn to analyse what went wrong, accept it, forgive, heal and move forward. Takes two to Tango and we can't control LOVE, but we certainly CAN control our finances which should always be the case, because that is our saviour, plan B, it won't help us emotionally, but will help us get back up and move freely, that said, if one heavily invested in a female of whatever nationality without some kind of legal protection (law), then that would be a huge mistake. Only invest as much as your prepared to lose, have always said, 10%-20% is more than enough depending on how long one has been in a relationship, e.g. 15 years, she can have the house, the furnishings, the car, the bike and the kids, I will book a one way ticket to wherever I like and enjoy the remaining 80%-90% and will not allow the kids to be used as pawns. I will support them financially using under my terms and conditions. No reason to end it all, life is precious.

  7. Totally agree, if it were me, I would do it just to see the bouncer go to jail, wouldn't be interested in damages as I wouldn't blame the owner for the bouncers actions. Once the bouncer was in jail, I would like to visit him, and then when face to face behind the glass window, I would blow him a kiss and give him a wink, only then would I feel better and that justice was served. Question is, would I go to all of this trouble, nope, just better to drop the ball and not play as the bouncer already lost his job.
  8. In the years we have lived here, we only let the same guy in who built the house to carry out anything we require, it's just too easy if you let a stranger in to case your place or take something IMO.
  9. If for example, he was heavily intoxicated or took sleeping pills, he wouldn't have felt a thing. The wife could have cut his juggler and he would have blead to death, her excuse/alibi was she was out, which to me is a pretty weak excuse/alibi because it's too convenient, e.g. there is no talk of a forced entry. My money is on her doing him over, Thai's IMO are not the brightest when it comes to stuff like this, e.g. she could have booked a weekend away and had someone else carry it out, then her alibi would be pretty solid. Place your bets now.

  11. My bad, looks like I left a zero off which makes sense, yes the developer would want to make at least 20% which would be like 2.5 mil per dwelling, depending on size, i.e. single level, perhaps 3 mil for a two level dwelling which would increase his margin.
  12. Totally understand where your coming from. Looks like a development site having two street frontages and could probably maximize the lots one could put on it with lots facing the street on one side and lots facing the street on the other side. Lets assume he could sub-divide the lots into 5 on one street side and 6 on the other street side, 11 lots = 110,000 baht each, not really that expensive, no doubt if that could be achieved and developed, there would certainly be some good coin to be made. Some one once said to me, position, position, position is the key to good real estate investing, to which I replied, no, that is a saying, and actually, it's the zoning that is key to making money, although position position position does help. If Thailand allowed foreigners to own land here, land would sky rocket, hence the reason I would buy.

Just 15km south of Sydney in October 2021 a vacant land parcel zoned for a single residential build on under a 607 square metre allotment sold for 42,500,000 baht.   14. Sitting on prime real estate can be productive as it pushes up prices when there is a shortage in particular areas. Less competition means less value, hence the reason land is so cheap in Thailand IMO, but foriegners can't own it, can they, get my point. Ask yourself this, how many Thai's own land overseas, would it be beneficial for other countries to not allow Thai's to own land overseas ? Allowing foreigners to own condo's, villa's, townhouses, i.e. within the confines of a strata development i.e. without being able to purchase land, is quite condescending IMO, and one reason I wouldn't purchase one of the above, especially while it keeps prices down, e.g. capital gains takes far too long vs abroad. Why would you build on land if you don't own the property ?

Exactly, why just the other day whilst driving back from the shops I saw a huge black cloud of smoke, then I saw a cop car behind me with lights flashing overtake me, a couple of kilometres ahead, I saw that the cop had pulled over a truck, for what reason I have no idea, but not to far in the distant, anyone could see the fires flames and thick smoke. If the cops don't care and if they are getting money to turn a blind eye, then they don't stand a chance in hell of stopping the burning. As someone else mentioned, fine the millers heavily, but no doubt they also pay people off, add to that a special task force to deliver results and you might actually see something happening, but leaving it in the hands of the local cops and authorities is a waste of time.
  17. Agree with you 110%, but whilst there is corruption here, IO's will accept what the agents produce. When the sheet hits the fan, we will no doubt see less farangs here, that said, won't happen in my life time.

Those without the required 800k baht in the bank go and see an agent, and for 20k baht they get them the year extension, usually a retirement extension, no 90 days required as the agent also completes those. Just about every expat I know has an agent because they're broke so to speak, albeit they tell me that they don't want to tie up their money for the period required.....LOL

  20. Their intended target I believe was 500,000 applicants in 5 years, however they only received 2,800 applicants in 5 months, YES, that is a failure, now that word is bigger than failed as you mentioned, but same same ????

This was not designed for you or others living here, it was designed to attract foreigners not living here, however, as you fit the criteria and find it suitable to your needs, then all and good for you. What you have to look at is it's intention, i.e. to attract foreigners not living here, you on the other hand are already here, which in my opinion, it's design has failed, as it only attracted you who is already living here. How many of the 35% do you think are living here already, I know a bloke who also applied for it as he travels abroad a few times a year, so that's 2 so far. If they want to attract high enders, they have to come up with better ideas than that, example, land ownership would be a major incentive, who knows, I would probably end up buying some land in a tourist area, meaning I would qualify to get this visa, regardless of me not using the multi entry permit as I only go abroad once every 2-3 years.
  22. I believe you have jumped the gun. Consider yourself the insurance company, wouldn't you want to know all of the facts before paying out a claim, i.e. investigate how he fell off of the balcony, e.g. was he sitting on the balustrade or walking on it, or did the balustrade or balcony fail ? I am not defending the insurance company, however they are within their rights to be provided with a police report, at the very least, and perhaps a blood alcohol reading to see if the guy was intoxicated which would cancel his policy, and of course I hope that isn't the case. I am certain if everything checks out, they will pay for his recovery up to the amount he is insured, as for repatriation, most travel insurance policies only go to a certain limit and that wouldn't be anywhere near the amount quoted. I wish him well and don't want to be one to judge what 23 year old's get up to when on holiday's over here, the word reckless, however does come to mind. EDIT: I have never had an insurance claim rejected, that said, if it's not an emergency, they will take the usual time to process the claim, suffice to say, it doesn't appear to be life threatening so as long as he is stable, they will process the claim and causation and then either approve his surgery or deny his claim. They don't just take your money, you have to make sure you read the policy and stay within the structure of the contractual agreement, those that bash the insurance companies are those that have usually stepped outside of the structured contractual agreement IMO. The above said, sure, there maybe some insurers that reject claims, however there are processors to bring them to task, although time consuming.
  23. Said it was a waste of $'s from the outset, 2,800 applicants.....LOL, that said, do they know 20k baht a year gets you a one year extension with no trips to the IO, and those applying don't need 800k in the bank.....LOL I'm not on the above extension, but Just saying.
