Generally, the Land Office doesn't know. When they transfer a house/land to a Thai company, all the shareholders and directors are Thai. Within a week, there's a sole Farang director who acquires 49% of the company. -

Normally the Thai owns 100% until the transfer at land department is done and then acquires the 49%. -

I think we expect about a 20% premium over an equivalent ICE car. I may have been wrong with EP+ insurance, it may have been 8,000 and something, we sold the car so I'm not sure. -

Two options, first your company doesn't trade, which opens it up to scrutiny. Secondly, it has no employees, including you, you can still draw dividends from it, but with both these options you won't get any kind of visa linked to your company. -

I think there are 5 or 6 of us here with Seal Performance. It depends what you're comparing a Toyota Cross with, I see it as a competitor to the MG EP+ which is about the same to insure as a Toyota Cross. Insurance is often related to performance and EV's are generally high-performance vehicles. -

We may have to lobby them as a group. I've been a loyal customer since they started and have never made a claim. We currently have 3 vehicles with Roojai. Without Roojai we will be looking at 25,000 baht I suspect. -

You're right, a Treaty of Amity Company can be 100% owned by an American, but it comes with a few restrictions, it cannot own real estate. I believe some people have managed to do that, but it's indefensible if you're questioned. -

There are many foreigners who have these 49% companies to own real estate. The first mistake is taking 49%, why get hung up on that number? It helps you be targeted. The second mistake is having no relationship to the Thai shareholders The third mistake is the Thai shareholders having no involvement day to day with the business. The fourth mistake is the company doesn't trade. If you are challenged on these points, how can you defend them? An official questioning a nominee isn't going to go well. There is another mistake people make with their companies, they don't diarise the expiry date of the ID cards from their Thai nominees. Typically, they hold an undated signed document to remove the nominee together with a signed copy of their ID card, which expires in under 7 years (on average after 3.5 years), so the documents become useless. I am surprised corrupt officials don't see these as easy pickings for blackmail, perhaps they don't have the connections to identify them. -
If the landlord has 5 or more units, he is only allowed to charge the rate he pays.

Obviously I don't relish somebody being killed by a stoned driver. I do think it's important that the Thai police gets their act together regarding drug wipes and blood testing. Do you have first had experience of being convicted for a drug related offence? -

Thailand legalised Cannabis without preparing for it. I doubt the police carry drug wipe kits or take blood samples at police stations. So they probably won't be able to charge him with anything. It will take a fatal collision to change things. It's very simple with Cannabis & Alcohol, if you puff, you don't drive for a day or two, if you smoke Cannabis every day, you shouldn't ever be in charge of a motor vehicle. If you drink you don't drive. In the UK some police forces test & convict 10 times more people than others, that is because testing is an expensive process. 44% of convictions are repeat offenders and some police forces are reporting it's on a par with alcohol. 67% of those convicted of drug driving had one or more previous conviction, typically for theft/burglary or drug-related offences. I am sure Thailand will get its act together, but not this year. -

I would switch to a woodgrain PVC board instead. I've used Shera a lot, and it just doesn't last, especially if laid horizontally. It expands and contracts at a different rate from the underlying steel and cracks around the screws. If you are going to use it, then think about expansion in the sun. The top facade of my house is Shera and we've lost 2 pieces, on inspection, many of them are going to drop and we will replace all with PVC wood effect boards. Our water treatment plane is screened with Shera, it needs replacing too, the estate's gate likewise. My neighbours have it stood vertically as a fence on steel, about 3/4" thick and that seems to be lasting ok.

That UK article is specific to connecting to the grid and stealing electricity, it’s not the same thing at all. People spinning back meters have a lawful connection to the grid, what they are doing is not the same as an illegal connection to the grid. -

In terms of the danger in multistorey car parks, I agree with you. But the answer is not to ban the technology we are moving forward to, every car park needs an EV fire blanket, I think that is the recommended approach but I may be wrong.
