    Try to include a good size patio in your search.  My patio is 10+ Sq Meters, and I cannot imagine living without it......

    10 sqm counts in the overall sqm count so yeah want to make sure you use it. Im in BKK and specifically didnt want a balcony but with a sea view its a no brainer

    I don't remember but they are available via lazada chat .  I only use the phone for google search and browsing forums and netflix if Im on the rd and its very smooth. Ram seems plenty good just for the above 

  4. Im only mentioning this because of the price. Lost my ageing redmi note 3 that always gave  problems from day 1 and decided to buy a back up phone while I looked for a new phone. Well Im blown away it does everything the redmi note did and just as fast. Its made in Thailand and has a 12 month warranty..no idea how they make a profit but there service center replied via lazada chat immediately and in English!

     

    im sticking with it, very good specs! (for the money) and no bloatware (android 7)

    Yes to Medicare, but thats not much good if you only go back to stay short term with family.

    If you cant show a lease or utility bills in your name, then your stuffed!

    When I went back for a few months the lady at center link said I needed a full time address and I said I don't have one. Then she said how about a family member so I gave her my sons address and she gave me  a paper replacement card on the spot. Like immigration here it depends on the day and the mood of the officer.

    1. Id reccomend METV (Multiple Entry) you can only get it from a Thai consulate in AUS though.

     

    2. You can get nearly 9 months continual stay. Have to do border run every 3 months. All the steps are not hard but will take some research to get it down.

     

    3. Each entry is 2 months. You need to go to an immigration office in Thailand before the 2 months is up, and get 1 month extension (1900baht).

    fill out paperwork and attach a picture, add various photocopies from passport.

    Before the expiry date is up you must do a border and come back in to start another entry.

    As i said..needs extensive research or you could get caught out!

     

    4. If in the suburbs you virtually need to take a Thai speaker with you. many listings online. minimum 3 month lease but many will want 12 months. pay 1 month up front and 2 months rent as deposit.

     

    5. Suburban Bangkok. Cheaper for ok appartment, laid back lifestyle, away from the tourist traps.

     

    To ADD:

    1. how old are you?

    2. will you be working here?

     

    If your income is from rental property in Australia you will be paying extra "absentee land taxes".

    Also big CG tax issues if away for a continual term of over 5 years.

     

    Id sell my property if your seriously intending a long stay.

    They will tax the hell out of you for your earnings and have another go at capital gains when you eventually go to sell out.

     

    Likewise they will kick you off Medicare after 5 years away.

     

    As painful as it may be, its best to keep SOME ties with Aus, have an address and return every year.

     

    Good post. Medicare can be set up again pretty quick with proof of a rental lease , bank account , licence etc

  7. The problem with Pattaya is its seasonal. When its dead its really dead and I can rent a condo in several places I know without even a lease , 5 k deposit and 5 baht electricity/unit

     

    I would buy a second hand condo ( new prices have multiplied into the crazy zone) as close to lower sukhumvit BKK as possible. There is a steady flow of farang that can afford the rent.

     

    The base and view talay 6 are standouts though

    A lot of the girls go there before they hit the go gos and The clubs cap the price so you know what your paying up front usually no more than 1500 baht, great value as these girls charge way more in the go gos

  9. Drink way less when I stay in Jomtien as opposed to Pattaya. Have toyed with selling in BKK and buying the same 80sqm with a jomtien sea view for a fraction of the cost and no I don't rent, master of my own domain and all and doubt a thai landlord would appreciate the strippers pole.

    Jomtien also has the best gentlemen's clubs another plus

    Many of my friends have already moved to more fertile ground like Vietnam & Cambodia where it's still good value for money, friendly and retains it's rather rustic appearance. 

     

    The land of smiles is no more, quite sad!
