A warning to those thinking Pratumnak. I lived there for a while HUGE mistake. You are at the mercy of motocy taxis and taxis and baht buses running as taxis. 100 - 150 baht into pattaya and minimum 150 baht back from Pattaya and good luck during december when they become extortionists !
And your at the mercy of those scum whenever you want to go anywhere.
There is a reason why most airbnb listings are mostly empty there and cheaper than Jomtien
Stick to the 10 baht bus route and your life will easy and a hell of a lot cheaper!

I dont know about that. firstly Thai prisoners rarely go after pedos unlike the ozzies do in fact Thaiss very rarely attack farang in prison, lots of youtube videos interviewing farang who confirm it
Secondly there is a lot more freedom within the jail if you have money you can buy what you want plus the king regularly issues reductions.

One thing I liked about the junta, They are hell bent in ripping down illegal structures including hotels where previous governments turned a blind eye with a brown envelope

Not true. Go to the big malls in Bangkok and they are crawling with chinese most carrying shopping bags and many hi so labelled. They are big spenders and most welcome by store owners. There are so many chinese in T21 screaming , yelling lol I stopped going

The average Thai using BTS MRT has money . My ex was on 80k per month and the one before that was also up there. The days of Thais worshipping big bwana and his pension are long gone . Bangkok Thais for the majority do NOT have any problem paying a $1
Just look at the cars on Sukhumvit. Every single one a late model and not a klunker amongst them..and then go and take a look at the west where there is no shortage of rust buckets. All have the latest smart phones .Anyone thinking Bangkok Thais are poor is living in the dinosaur era

What doom and gloom? Thailand has a massive 220 billion Dollars in reserves so the economy doing well with the baht flying but you would have to be nuts to buy now with the strength of the baht unless your a yank
Having said that any of the view talay buildings in Jomtien are value at 50000baht / sqm. I stay in them regularly and they are solid buildings well maintained

The Russians are the only reason I stopped going to Jomtien in high season. Trying to get to Pattaya in a baht bus meant waiting as around a dozen or more buses passed by with Russians packed in like sardines half of them already drunk and trying to get back to Jomtien They storm The baht buses (usually the first 2) like they were evacuating a war zone
They are not zero dollar tourists but your hard pressed to see them in restaurauants unless its central world food court or Jomtien markets and most certainly never in bars unless you include 711s
Vietnam can have them good riddance

I used Borax which is the same thing. after 4 weeks a serious roach problem completely eliminated and not a single roach anywhere 10 weeks since treatment

Good time for anybody owning property bought at much better exchange rates to sell. You don't need to make a profit on the property because you will kill it on exchange rates.
Gonna do that myself with oz dollar but may wait another year or 2 as the AUD looks like it may drop to historic lows of 15 bhat and then head back to Oz for several years play tourist and wait for the bounce

Those seats are wider with unlimited leg space , far better than the seat your about to spend 9 hours on lol

All bars sell 99baht lower sukhumvit with the pub under nana bts going till 8
The airport 7/11 in the basement as you came out of the skytrain are similar price beer as any 7/11, maybe 5 to10 baht more and plenty seats

I think you're less likely to see cringeworthy examples of say a 70 y/o guy unabashedly pawing at a teenage village girl, naively thinking she's in love with him. In many ways, I would argue that some of the more unfavorable stereotypes about expats and sexpats are starting to fade. I'm not buying the premise that loutish and boorish behavior on the part of Western men is what drove the changes in attitude that have been reported by many, many long-term expats, most of whom are recounting these changes with sadness and regret in their hearts. In many ways the calibre of expats would seem to be improving, if those cheering immigration's purges are to be believed.
What's driven the change? Money, plain and simply, money.
Sorry still don't see it. Im treated EXACTLY the same as when I arrived 12 years ago. I guess it depends on the individual and their disposition

Somebody mentioned shine. After a while it wears off, even a new BMW gets old after a few years ..
I meet a lot of people through renting out an airbnb property monthly on lower sukhumvit to mostly middle class middle aged men and the one thing I always notice when I take them for a familiarisation walk is that silly looking ear to ear grin and most will say how amazing Thai people are always smiling !
That's how we all were in the beginning and then after many years its easy to become jaded. TV doesn't help with non stop thai bashing and the sky is always falling. Not many nice things happen here apart from brilliant visa info
The Thais haven't changed but the farang has. Wearing a long sour face won't get you any smiles back that's for sure
