I have friends that missed incredible buying opportunities when I bought lower sukhumvit thirteen years ago after buying into the TV bar stool annalists... Now they have been completely priced out of the market as the sales boom continues as prices are pushed up to multiples of what I paid. They now stuck in the rental merry go round

It's the best thing that can happen. Thousands will be saved from the nightmare of chronic illness with no money to pay the bill and forget go fund me, that only works for young TOURISTS and 70 year old expats have a terrible reputation as being in Thailand as PEDOS. SURE we know it's rare but in the West there minds are made upIf it is made compulsory it will be the final nail in the coffin for many expats

I have lived in Chiang Mai 4.5 yrs now and not heard of or read of one gold snatching or motorbike punks grabbing a ladies purse.
6 boys about 14-17 on 3 motorbikes chased us down Soi 27 off Siam Country Club at 7 pm and tried robbing us.
I was only 100 meters from my friends house so grabbed the gas and left, they chased us down to my friends driveway, now they faced 4 big guys....I wanted to rip their heads off, as I moved towards them, 2 of the 6 drew pustols, if he had shot he wouldnt have missed me at 15 meters, they heard the police had been called so jumped on bikes and took off.
A few months later I saw the little piece if shit picture in PDN and he had been arrested for armed tobbery.
You can keep Pattaya....all of it~!!

Im thinking of going to one of these, all far better than Thailand with hugs and kisses at immigration, people that genuinely love me , no corruption , and only 10 baht for retirement visa and no 90 day reports. Im leaning towards Mongolia . Once you've eaten horse meat on rice there is no going back too bland Thai food

We are in denial. Ozzies will tell you how much cheaper thailand is but they ALWAYS leave out the cost of medical insurance which is of course is basically free in oz.I often wonder why australians seek tropical places to live when they have it on their doorstep.... i guess it is the costs? sex? booze? all of the above lol

I didn't originally reply to be smug - just tired of people telling us all their views on property investment in Thailand when most know nowt about it at all other than bar room tattle and sad stories that are countless true and heartbreaking for those unlucky enough to be involved. I am a serious investor and like to spread risk. Thailand is my higher risk investment whilst some others are pretty safe.
Your right soi 7 is probably the quietest soi lower sukhumvit. Im soi 13 which is looking great with a new rd and drains installed and the 5 star hyatt regency on the corner. The old German beer house relocating there from soi 11 is a nice addition
But here is the thing. I bought 13 years ago off the plan for just shy of 5 million baht for 80 sqm. I just rented it out on air bnb for 4 months while I traveled at 45k / month ! thats 5million investment for 45k return ! 40 k for long term not a problem.
Im tempted o sell and buy back oz dollars as Im 20% to 30 % profit on exchange rate alone and at current value 8 m baht thats a nice payday but dont really want to as the real estate scene lower sukhumvit has exploded in the last 5 years. Take a look at the Q condo connecting to Nana Bts 1 to 5 million USA dollars ! and its in a red light district. But there are big changes happening lower sukhumvit and just like any red light district in the world they eventually get built out due to expanding populations wanting a home as close as possible to the city center
I feel sorry for the dummy shoe box renters throwing out the old " never buy real estate in thailand" chestnut. Must be a bitch living in a crappy 6k room with a squeaky ceiling fan, cement mattress and vinyl sofa with a tv from the 80"s ????

Tv non drinkers will automatically brand you an alcoholic. They dont get it because it has nothing to do with "cant wait to get to your hotel for a beer"
As a tourist I used to do the same in the taxi but these days I just got to pattaya for a break from BKK and get the sky train. Near the BTS entrance at the airport there is a 7/11 that sells beer at 7/11 prices, inside the airport ! I usually pull in their for a few on the way to BKK
