Went to Pattaya to get laid a few years ago. Changed my mind after I saw what was on offer.
Having said that, I enjoyed my evenings on walking street watching knuckle draggers walking past with what looked remotely like females

So the bars are your sole criteria for judging a place? Interesting,  although you are not alone in that I guess. Lot's of very discerning people go to Pattaya for the bars.

It has nothing to do with air bnb directly. its just a platform that can set up to rent  monthly nightly or yearly or what ever so they are doing nothing wrong at all. Its the Thais breaking the law ,,what a big surprise eh ?

Air bnb is a global Juggernaut that is unstoppable. And they do bring in more tourists in high season when the hotels are full or so expensive it puts people off and Im sure the authorities know it all to well

On a recent taxi from pattaya my cabbie happily texting away..30 seconds down at the screen and then 5 second scan ahead and when I told to stop texting , well I may as well have called his mother a whore. He gave me the death stare through the review mirror for 10 minutes .

Its not silly. every time a tourist gets pulled up for shakedown they make money and if no licence they fine the shop for more money

Bangkok is up there again. But to many its horrible. Went to T21 early around 530 pm to beat the rush but it was chaotic.. All Chinese and no tables

Air bnb is not illegal. It's the Thais Tha are illegal renting out nightly but it's totally uncontrollable. Bib ain't gonna bother shaking down a thai there are just too many

I don't understand all these conflicting marketing reports...some say BKK is most expensive just under Singapore (which I seriously doubt) and others like this say it's the cheapest top 5 blah blah.
 
Then you have all these jaded long-term stayers (farangs) threatening to leave BKK for greener pasture in Vietnam, Cambodia, Laos, etc.  
 
 

Why shouldn't they?
There are ways to own whatever your money can buy in Thailand. How many Foreigners own land ,houses, hotels and even rubber plantations. Simple & easy.
Now the market is suffering a glut and this news can not convince me unless I see the real officially registered figures .
