Thailand needs a leader with balls. A firm hand is needed to guide the country and a general / PM combo is a perfect fit for the Thais.Me too.
I hope he stays.
Not talking my home version of democracy here but the tweaked thai VERSION That big bwana posters here just don't understand.. Has to be the big bwana way or the high way. Well immigration has already answered that lol -
Is there a night club in Thailand that actually has a licence?

Your dreaming. 8 to 10k studios on view talay building have been available for the last decade! They have never been 15k like you mentioned in a previous postI know they are available everywhere. That's My Point Exactly. And, that they were not available at this price a few years ago, before immigration's "crackdowns" on Western Tourists began - now being extended to long-stay folks.I feel sorry for those who bought condos, and now cannot get anywhere close to their money back by selling, cannot earn a decent ROI renting them (if they can even find a renter), and are simultaneously being squeezed by immigration.
Your deal is normal for jomtien because nothing happens there. It's dead after high season dude lol
It's kind of sweet how naive you are

Again it won't crash the economy. Emphasis on crash. It won't crash the real estate sector. Condo ownership of those forced out through lack of funds will be minimalSo where does my spend of 50K or 60K go if not into the economy, and I,m sure you know the multiplier of 1 dollar spent theory?I'm not judging anyone or putting down those without funds, I've mentioned plenty times those with families should find any way they can to stay here even if it's loop holes . I'm just stating facts.
Im replying the poster jack Thompson who keeps droning on about his cheap 8k condo in jomtien is a direct result of a mass exodus
Poor guy doesn't realise 8 to 10k condos are a EVERYWHERE in jomtien even high floor .. Too funny

I never said everyone. I said mostYou are wrong up until recently i could not put 800K in a thai bank account but i do have a 4m house here and had a house and flat in the Uk lucky for me i have sold the house in the Uk.
Also why is it a problem for some people that not everyone had a lot of money, some people just want a better life here than they would have in there home country, they are still contributing to the Thai economy,
My comment was in reply ONLY to the nonsense post of the real estate sector and the thai economy

So far every leaked rumor has come true however can't see why they would not have mentioned grand fathering in the press releaseThis Message is from the KEY VISA Facebook page.. please don't shoot the messenger.
Latest News [emoji117][emoji117] we believe the new rules for retirement visa applications will not affect applicants who have had a retirement visa issued in the last 10 years, this new rule is aimed at new applicants [emoji106][emoji108]
News yet to be confirmed but looking good [emoji120]

Tired of what? Just put your 800k in a bank. Not rocket science. You seem to make blanket statements based on personal bias with little or no data to back it up lol. These rules affect anyone who is tired of being run through the hoops and ever changing poorly thought out rules.
The pensioners with no cash will leave. It won't collapse the real estate sector or effect the economy one.single.. Bit

It's not just this government. Pollution didn't pop up in the last 4 years. Every previous government is also to blame. But TIT. Horse [emoji206].. Bolt... Gate

Wrong. You keep sprouting the same nonsense.. The rules mostly negatively effect the poorer farang eg pensioners with no savings. If that had been the system all along, many would not have bought condos, and put the money in the bank, instead. The worst part of this is that there is no grandfathering - embassy-letters go away (with immigration's prodding last May), then the seasoning rules change, etc.Unlikely to sell a condo in under a month and get a good price - especially as immigration is driving away the potential buyers and renters at a brisk-pace. Not to mention, "rent" was not factored into these folks retirement plan, here, and the money from the condo-sale is stuck in a Thai bank to satisfy immigration.
Those who Did The Right Thing, and planned to follow the rules, and likely invested in a condo to live in during their retirement, are being screwed. There is no fairness in that.
These are not and never will be condo buyers. If they don't have 800k then they won't have 5 to 10 million baht for a condo.
Most are in cheap 4 to 6k shoebox rooms because it's all they can afford.. It's just common sense

We have entered the first phase of repeat questions. There are a good 1k posts left on this thread as the repeat questions are answered and fighting and bickering continues.. [emoji108]These pages are worthy of their own dedicated thread... -
3rd post and straight into thai bashing on a topic about the USA.I wonder if Thailand offered some brown envelopes to Transparency officials to uplift their rating .
And you guys wonder why thailand immigration wants you out! -
I like the level of trump in this guy. No BS political correctness.

He is a prime go fund me candidate. Walks in a guy with little cash and drives out in a new porche.
Khun David, if you are reading this, broadcast some live video from your condo fortress.
It could go viral, and you may be offered refugee status, in a county of your choice. [emoji1787][emoji1787]
If you are running short of supplies, perhaps some drone deliveries can be arranged, if you commit to an exclusive interview, after you come out. [emoji16] -

You speak the truth. I have friends in manilla and also in Port Moresby New Guinea.Security is a big issue in Manila Philippines too. My friend brought me to his large house in Manila. There are a cluster of bungalows with 8/10 ft high barbed wire all around the perimeter. I saw 6 security guards at the front gate carrying M16 ! I remarked that with that kind of security , he has no need to carry any firearms himself. Imagine my surprise when he showed me his arsenal including some shotguns. He explained that every household has guns ( rifles, shotguns, not only pistols) and when the kidnappers or robbers come in a van of 6-8 persons, every household must contribute to repel the intruders. Kidnapping was rampant then. 15 years ago. He even need to change his car mid journey and change his routine to work. Who in their right mind other than locals would endure that type of lifestyle? Besides the food sucks.
They are both there on business not pleasure and both towns are deadly.
What normal person could compare them to any town in Thailand. How many news articles a year appear about farang murders in Thailand? Maybe 3 in a bad year

Errm if your going to BS then at least put in 5 mins research.No. But I lived in Jomtien in a nice high-floor condo overlooking the islands (very inexpensive, thanks to immigration driving out the renters). My spending funded 3 or 4 Thai's salaries, plus helping my wife's family, by supporting her (beginning years before we got married). We now live in her home town, where I have helped her start a local business (she owns 100%).In other words, I am like thousands of others here - many of whom will be negatively affected by this change (more so the Thais they support, even than the expats). This will not affect me directly - but many from this village, and hundreds of others, who work in areas serving expats will be hurting for sure. Not that the people pushing this agenda, or folks like yourself, care about what happens to them.
"not expensive, thanks to immigration driving out the renters"
New rules only just began so a year or more left on retirement visas for everyone.
And you been renting in that one horse town before any announcements were even made. It's cheap because it's DEAD lol nothing happens unless your into begging beer bar granny's
What is it with you dude? What joy does telling childish fibs bring ? That's rhetorical no need to answer.[emoji106]

Most paying for sex are short-term tourists, who don't have to show any money at all (maybe 20K Baht to get a visa or cash at the airport). Well, not counting the Thais, who are most of the actual sex-customers.
Those who can afford to pay for sex year-round without working can afford the 800K in the bank. Those who cannot are down at the discount-beer bar - not the gogo bar.
As usual, the "sexpat" meme is trotted out, but always aimed at the wrong target-demographic.
Sorry not zero dollar long term tourists. They have invested for sure
.like Singha vest, flip flops, happy hour or 7/11 beers.[emoji16]
You live in Pattaya in a elcheapo shoe box so you are probably a near zero dollar long term tourist yourself.

BJ took a stable system that worked and trashed it
. So what if farang earned a bit less than the 65k a figure pulled out of immigrations backside? I don't see farang beggars anywhere . It's proven over and over that farang supporting a family upcountry can live on a fraction of that
So there was some stretching of the truth on income letters.. And the other embassies apart from the infamous 4 continue to accept the dodgy affidavits.
It's just a big mess now with not much clarity- 5

I THINK the BJ stellar rise to superstar is over. I think he just fell on his sword [emoji16]If BJ keeps going down this road he won't have too many foreigners left in LOS. Just keep squeezing BJ and at the end of it all it will be just another case of som nom naaaa!! you make ya bed... now sleep in it!!- 2

Tens of thousands of thais will lose their jobs because poorer farangs can't raise 800k?At first, I thought this must be policy for March 2020 - but literally 1-month's notice? No grandfathering? That is severely unreasonable when dealing with people who may have RETIRED here - i.e. "Not planned to move again." Maybe next time, it's 7 days to get out?
I see no reason to put a significant portion of one's savings in a bank in a country which has made it clear we have no right to be here at all. As just demonstrated, the rules can change with as little as ONE Month's Notice.
The key to stocks and such is a "well balanced portfolio" - right? So how much would someone "risk" in a foreign-country whose govt is spitting in their face with this rush-change? Maybe 5%? Certainly not more than 10% - the amount one would put in precious metals - right? But the metals won't go to zero, whereas the govt could give an "order" to freeze all foreigner's accounts the same day they announce our "1-week to leave." Who knows?
This is a crazy move. Expect major backlash and tens of thousands of Thai jobs lost as expats bail out - a portion because this move is unaffordable to them, but the majority because of the signal this rushed-change indicates about their being safe to stay here in the long-term.

Dude who are you talking to, you know there is a quote button right? It's an internet thingSo my first sentence my post was right. You don't know the Philippines at all. I guess you one of these guys who believe everything they read in the internet. My impression is you should not have become an expat in SE Asia in the first place.- 2
Foreigners now need to keep 800k in Thai bank for three months AFTER retirement extension is granted
in Thai Visas, Residency, and Work Permits

All this after an announcement made only a few days ago [emoji23]

There are no beachfront quality condos in jomtien before soi 7 that I know of unless you stray a long way from the baht bus route but you need a car or bike so they not worth it
