What happens in the US is not the world benchmark, I'm aware in many European countries and Oceania countries a 1 month or 2 month deposit is normal. And it's normal / standard practice in Thailand.

There's a dedicated online visa site operated y the VN Immigration Bureau, in English for online visas to enter VN at Ho Chi Minh City or Hanoi. The online site is easy to use and all done in 24 hours. Once issued print a copy, arrive at the arrival airport and go straight to the 'foreign passports' lines. No hassles at all. I've used this method about 10 times, always worked well. I've visited both cities many time to lecture at VN universities, everywhere I went people were friendly, helpful, and polite. Yelling/loud talk/being demanding is not appreciated, the locals will just ignore you. Had one US American professor tried to berate, be abusive to the students (*all around 19 to 25 years old) about the VN war 65 years ago. Students quickly contacted the dean who promptly came to the classroom and told the professor to cease and insisted the professor leave the campus immediately , contract to teach cancelled, and go back to hotel. If needed call the uni admin and they would help to get an immediate return to US booking. Not difficult to find English speakers. Both cities and the regional areas are quite clean. Food is great and easy enough to find western food, good prices. Plenty of large well stocked clean supermarkets with lots of western products, reasonable pricing. Taxis can sometimes try to overcharge, but doesn't happen that often. Common enough in many countries. It's not a good idea to hail a very small taxi, the interior space is just big enought for a small VN person. Westerners won't fit in. Hope this helps, good luck.

Perhaps this is possible in some extreme situations where there is BOI approved investment but I doubt it. Further into the above quoted legal services website: " What Are the Benefits of Being a Permanent Resident in Thailand? If you are granted Permanent Residence in Thailand, you can avail these advantages: You can apply for an accessible work permit;" This conflicts with an earlier clause in the law company webiste saying that PR holders don't need a work permit. And there's more errors in the law company website. The reality from the actual experiences of hundreds of PR holders: For standard situations where the foreigner is an employee of a Thai company then Work Permits are definitely needed*, as a serious pre-requisite to gaining PR and after PR is approved. (*And to get a work permit the foreigner must be employed by a Thai registered company.)

Actual numbers were published a few years back: Typical data: - Total max. allowed for a country = 100, but in reality total actually approved 20 or even much less. I shared earlier, the year I got PR the total approved for my country was 5.

But I have PR already (27 years) so I don't have any visa problems, therefore no need for an agent. I'm not suggesting 'no need for 90 day reports' is a major benefit of PR. And in reality many visa holders do it online or a quick Imm. office visit. So 'they' is not needed at all.

True of course. History (some of this from gossip) old company in CM went into hibernation about 20 years ago because founder too old to continue. About 10-12 years back his 2 sons returned to LOS after studying civil eng. and marketing abroad. Father gave the dormant company to the sons who did some research and discovered there was a good market for good quality moo bahn villages, and overall CM folks are not poor plus a sizeable influx of well healed BKK folks wanting to buy good quality/good size land & house for the future. Ours was the first village in the reopened dev. coy., and they have establshesd a very good name, now on about the 10th village.

Developer is checking with the builder on this point right now. Developer came to look and was a bit horrified. He took sveral photos and says he's sent them to the builder, waiting for a response. He's concerned is that the same might develop in many houses in the same village and in other villages they have developed.
