  1. At the time of my post, there was only blue sky overhead. The huge black plastic pipe was not there yesterday, but it was where they are doing road works between The Avenue and Kiss restaurant. When I say huge, I mean you could walk through it. I am sure another member would have seen it also.
  2. Glad we cleared that up.. Rent is a cost of doing business in any country, but many rents here increase to unrealistic levels which the property itself simply can not support. Eg. small beer bars that sit only 12 customers and are 40,000 baht or more a month rent. Do the math to see how many beers would have to be sold, every single hour of operation, just to cover the rent. Many Thai landlords have cashed in over the years from flipping leases to "dreamers." Do you deny this?
  3. You've put forward a case of a successful outcome for plaintiffs. Do you know of any unsuccessful cases? If so, do the unsuccessful cases outnumber the successful cases? If every member knew of more unsuccessful cases to successful cases, what does that tell you?
  4. I don't care. Merely pointing out that the statement "Pattaya is thriving" despite its biggest tourism market, the Chinese, being absent, is a questionable statement. In any case, once again, "thriving" compared to what / when? I agree that zero baht tourists add very little, but there is a flow on effect in the form of employment, fresh produce, fuel, taxes etc etc that benefits the wider Pattaya / Thailand economy. Yes, China blocks its citizens from travel, does this not create an issue in Pattaya / Thailand's tourism industry? The Chinese were Thailand';s biggest tourism market by a long way. Are you suggesting their absence leaves no void at all?
  5. Good for them. Would you care to put a percentage on successful legal outcomes for foreigners here?
  6. So Pattaya is "thriving" WITHOUT its biggest demographic of tourists, pre covid. The millions of Chinese tourists that were coming to Pattaya pre covid were "not relevant" to the tourism industry here. ????
  7. From speaking to a few people, and the cases I read in the media, I can't recall successful outcomes for the plaintiffs. One guy I know went against ALL advice and bought "off the plan" here. He, and others, lost the lot, despite taking legal action. Maybe a member can post a link of a civil case where a foreigner had a successful outcome here.
  8. Thriving compared to what? Thriving for who? You have never said. Compared to 2019? Compared to lock down? Compared to testing and SHA? Compared to low seasons pre covid? Where's the Russians and Chinese? I spoke to a Thai girl I know who works in reception of a large hotel in Central Pattaya the other day. I asked her what is the current occupancy rate of her hotel. We did the math and it was around 13%. Is Pattaya rebounding? Yes. Is Pattaya "thriving?" In my opinion, no, not yet. Next high season will be interesting.
  9. Are you now saying Thai landlords can, and often do, have a negative effect on businesses here?
  10. Care to place a percent on win / loss - lawyers / police clean up, not to mention, money / asset returned to foreigners?
  11. No, I'm one of the guys that doesn't get into an "issue" in the first place. ????
  12. Can't remeber the weather last Friday, but there has been morning storms over the last week. Not a cloud in the sky today though. I did see that huge black plastic convoluted pipe on Second Road. Not sure if it's to transport water or hold water, but maybe drainage will improve here.
  13. Wasn't it you who took the urine out of my claim that rents and Thai landlords can make or break a business here, and quite often, they do both?
  14. Maybe not. https://aseannow.com/topic/1206427-expats-swindled-out-of-100-million-baht-by-pattaya-bank-staffer-meet-prosecutor/
  15. Buy a decent sized UPS. Not only will it protect your electronics from surges and power outages, but it will also protect your data, and when the power is out, you can run a LED light off it and charge your phone.
  16. It's a race to the bottom here. The market here will not bear 10 baht more for a beer than the place next door.
  17. And your point is? Did your Thai girlfriend get propositioned on a baht bus? You seem to have a thing for sex tourists using baht buses and trying their luck with another passenger.
  18. Good post. You mentioned cartel type pricing to maximize profits, but could it be cartel type pricing to simply ensure survival for all? Quite sure we all know the group you are alluding to, in many ways, it represents a Ponzi scheme for new investors. I'm not so sure it was profitable, pre covid. Yes, there is good competition in Pattaya, and that's great. I have suggested it's the Thai landlords driving the prices here, but I accept the examples you have given where bar owners are the ones who are price gouging. I wish them well, going up against the apps, with their ridiculous lady drink and bar fine prices. ???? I agree market forces will determine the destiny of many businesses here, but will Thai landlords even recognize some digital disruption has occurred to the sex trade here? Also, in regards to market forces, it's around 45 baht for a beer in the equivalent of an air conditioned gentleman's club with hookers in Vietnam, even cheaper in regular bars. Could the same market forces you see on a local level, extend to customers not just going to a cheaper bar, but to a cheaper country?
