I think it would be unrealistic for The Nightwish Group to walk away, completely. However, where I agree with you is, they should have handed back the keys for the bars that had the highest rents with the Thai landlords that were not prepared to offer any covid discounts. I have no doubt that some greedy Thai landlords are holding tenants to ransom here. For many, there was / is a point where it actually becomes financially beneficial to walk away. I would suggest some have held on past that point, to their own detriment. Those holding onto a lease that is diminishing as time goes on, with no sign of tourists coming back here any time soon, are just prolonging their misery.

The foundations of those buildings are not the best. Some might have to come down. I'm sure that will be a phone op for local politicians and police as a stance against corruption, only for them to be rebuild. ????

The reopening of commercial premises wasn't happening as quickly as in the past, just prior to covid. Newbie dreamers were not as common as they used to be. Now, with covid, many premises with stay closed for a considerable amount of time, post covid.

Called into Bryan Flowers' Youtube channel to see what was happening with Soi 6. He does have a dry sense of humour. How he manages to keep a straight face while delivering these gags is beyond me. Anyway, one of his Thai landlords has contacted him to say 1.5 million baht of key money is due. What planet are they living on? As he alludes to, they must be living in a cave in Pakistan, totally devoid of current, and ongoing, world events. I suspect there will be similar demands in the near future to other business owners, as leases and key money fall due. Does a tenant pay, if they have the capacity to do so, or walk away?

To have a safe Walking Street sandbox would mean only fully vaccinated people allowed in, and then they are not allowed out, at all, until the rest of Thailand is vaccinated to 80%. Whilst I don't mind the occasional "lock in" being locked in to Walking Street for months would kill me anyway. ????

There's cases of many greedy Thai landlords not offering and covid rent discounts, leaving the tenant no option than to hand the keys back and walk away. It appears many of them would prefer their commercial premises sit closed, gathering dust, than to share some covid pain with their tenants. I can only see such premises that have a Thai landlords with that attitude sitting vacant until 2023, possibly into 2024.

In my opinion, it will depend on who, and with what money they have, will be back to Pattaya after Thailand initially opens up. A gogo is only as good as the girls working in it, and the girls go where the money is. If Soi Baukaew, LK Metro, and Tree Town, are busy, that's where the girls will go to. No point a pretty Thai hooker dancing on a stage in a gogo on Walking Street for base salary, to just a few customers, if another part of Pattaya is busy with customers.

I don't know everything, just more than you, obviously, but then again, it would appear so does everyone else.
