  1. When I was a kid in Australia people wouldn't think twice about throwing rubbish out of the car. During holidays me and my mate would walk along roads to collect bottles for refund. After years of education and media campaigns most people nowdays would never think of littering. Maybe it's a matter of time.

    One thing that may help is for 7/11 to stop giving plastic bags for every purchase. Even a packet of smokes gets a bag.

    Living up north east I must say the problem is the same. Contrary to what others have said.

    This may sound confrontational, but in my experience most Thais don't seem to be house proud and they quiet happliy live with rubbish around their doorstep. DIfferent priorities I suspect.

    My Thai neighbours leave their houses in the morning and walk carefully over the rubbish the dogs have removed from their dustbins to their cars and drive away! I reason that they have only had the packing ie plastic bags etc some 20 years ish, like their cars and pickups, they had banana leaves and buffalo before. in time they will I HOPE learn HOW to use both. :)

    Don't know the name but on right going from lift end and about halfway along the gallery,just beyond group of small stalls

    Twice done same thing for me ;takes an hour,no charge.

    Thanks for your reply, went to Central today, checked out all four spec. shops on 2nd floor, no luck Im afraid, the hinge is broken off the arm they cannot repair, unless anyone suggest anywhere else, maybe a place that makes the frames then I will wait until I go to the UK in a few months. So if a falang purchases a property in the name of his Thai partner and then contracts a thirty year lease in his name from the partner, the purchase price being the rental payment upfront (very common as we all know) Can the partner sell the property without the permission of the falang ? I always understood in was in writing on the back Chanote. :)

    Why would the farang's permission be needed? They are only the lessee afterall.

    Yes, the partner can sell the property, but who would want to buy it? The lease would still be enforced. I suppose if the lease is getting close to the end of the 30 years someone might be interested and willing to wait a few years. The farang still gets 30 years of use in any event. If 30 years isn't enough then don't do a lease - do a usufruct for the duration of the farang's lifetime instead.

    So there would be no facility in Law for the lease arrangement to be entered on the Chanote, ensuring his permission for the sale, thats what I am asking :D

  6. If Frugality is the objective. Why not save 20000bt right out the gate by purchasing a used Wave manual 4speed bike in excellent running order. Starting from there instead of say a brand new Wave Fi PGFM 30k bike, how long would you have be in saddle before you had caught up to the mere purchase price of this new Wonder Wave?

    And If you think the reliablilty is an issue. Lets hear from Wave owners on what goes wrong and how much it costs to fix. I think the Wave is a perfect balance for someone not image concious and looking for a practical reliable ride.

    Before you ask, yes I have one, but only by accident. My normal ride is a 36 year old Honda C70 and I think you'd have to prize the keys out of dead hand to get me to part with it. Cut a long story short, I've made the performance on par with the latest 125 4 strokes, despite only having three gears.

    I'm selling the wave as I bought it so a friend could get a ticket home. Its 5 years old and a super bike. I want to sell it because if I keep it I am going to bore out the barrel to take a 125 piston and then fit a dash Carb and up rate the CDI probably from a Nova or Dash. Then it will be on par with modern bikes at the expense of a little more juice used. It will then mean I have two perfect bikes which means back to my old hoarding ways... and came here to get away from "stuff" as the answer to everything...

    Point being, 5 year old wave is a brillant bike, evidenced by seeing them bloody EVERYWHERE!!

    Finally in response to auto vs Manual. I thought gas was used in the gear change on an auto where you typically throttle off in a manual. So even if weight and resistance were equal, the manner in which the car works would consume more gas cos its very hard/impossible(?) to override that extra gas squirted between gear changes on an Auto. That applies to cars, not sure about bikes. Even with the (Dare I say) "Variomatic" system economy was never great. And No, I never owned a "Daf" but I dreamed of it...

  7. So, namoo, 24 hours after your post, the problem was settled. All you had to do was speak with the new landlord. Why didn't you do that initially, rather than getting upset?

    Actually, I am very glad that namoo started this topic. It has been confirmed to me that leases are tranferred and enforced even when a sale of the property occurs. It has been my understanding in the past that such is also the case with a 30 year lease.

    That is correct as it is regulated by the same law, Hire of Property under the Civil and Commercial Code. There is thus no specific law for a lease in Thailand.

    However please remember the distinction between lease rights and personal rights.

    The new owner / lessor is not obliged to honour all the lessor obligations contained in the lease.

    The thirty year lease is not extinguished by the lessor selling or otherwise transferring (including dying and others inheriting) BUT for example the obligation to renew that lease is not passed on to the new owner.

    The lessee may have a theoretical case against the original lessee but even if successful in establishing that the old lessee doesn't own the subject land and hence no performance of the renewal (for example) can be ordered.

  8. My glasses need repair, frame broken on one hinge, ( the children got them) is there anywhere on Phuket that can repair as opposed to replace the frame, any help would be appreciated :)

  11. Seriously Zpete, the flight gets in at 11:00 at night and you plonk yourself down for 6 hours in the airport in the middle of the night as opposed to grabbing a 60$US bed at the airport hotel?

    Agreed, that 10$ an hour bed is too expensive, but better than being all tired and waking up with neck and/or back problems from a crappy airport chair.

    Oh well, different strokes for different folks......

    Well best book the Hotel tried before the walk in and, got no rooms for 2 weeks last time :)

    This is the best advice a farang can be given before buying ( renting a home for 30 years ) in Thailand. No matter what anyone tells you Farangs CANT own land in Thailand. The only Farangs who say its a good idea to buy in Thailand are the ones who have already made a big mistake and brought ( rented for 30 years ) a home here. The are normally only saying this to try to make them selfs feel better and to try to convice themselfs that its ok. DONT LISTEN

    When the 30 years lease on land ends Farangs will have no rights and the thai's that own the land will simply take it back. All Farangs no this deep down but are to scared to think about it that much.

    Unless you have kids with a thai lady so YOUR ( not your wifes kids from another man ) kids have a thai passport so you can put the land 100 % in there name......

    FARANGS DONT BUY A HOME IN THAILAND

    I have to ask, why do your children with a Thai wife/partner need a Thai passport? the birth cert. or their ID card if they are older, should do, they would need the BC to get their passport anyway, can you elaborate ? :)

  17. The missing stat here is how many of those deaths and injuries are due to head injuries that might have been avoided if a helmet was being worn ? Ok so a large number were motorcycles and 33% didn't wear a helmet but without that final stat how can you really know the best way to target this problem ?

    Targetting drunk drivers has a well proven track record but targetting people who dont wear a helmet or don't have a license is an unknown and might be a complete waste of time

    Impossible to say due to the poor quality of the helmets available here ! and of couse you need to include all the under age drivers :)
