  1. We're not discussing those that own their own condo and are therefore their own landlords. We're discussing the majority of those that have landlords and are being railroaded by immigration.
  2. Grow some. They ain't gonna kick you out. You are in the right.
  3. I missed out the word 'stamps'.
  4. Knowing that serves no purpose.
  5. If you leave Thailand and re-enter later then you need a new TM 30 in your passport. All is explained https://propertyscout.co.th/en/guides/tm30-all-there-is-to-know-landlord/
  6. Yes because he broke the rules by leaving Thailand. Obviously a new TM 30 is required.
  7. "There are reports" ? Do you listen to rubbish?
  8. I wait with bated breath
  9. There is no further TM30's required if the lease hasn't been broken.
  10. No they're not on 'flexi terms'. It's a case of when going to your IO you grow a pair before entering the building. Buriram IO is the office I use.
  11. Two years ago after being here 16 years I did my annual marriage extension with my wife at my side. I'd never submitted a TM30 in all the years I'd been here. No probs getting my extension but they got my missus in a conversation. She took her purse out and gave them 400 Baht. No receipt. It was only at that time that I found out she was responsible to do the TM30.
  12. I once renewed my passport at immigration. They wanted 500 Baht to do so. I told them the service was free. Did I get kicked out?????
  13. They can consider whatever they want and they are NOT within their rights to refuse your extension. You've complied with the law so...................
  14. You are well within your rights to tell them to stick it.
  15. It is not your job to file a TM 30. The fine is not yours to pay. It's your landlords. Why do people post absolute tosh?
  16. Aranyaprathet market maybe?
  17. Total tosh. "A Visa extension allows a traveler to stay in the country for a little longer until they can go back to their homeland. " Any entry made in ones passport giving one permission to stay is a visa. So basically an extension is a visa. Doh
  18. A visa is any entry in ones passport extending permission to stay.
  19. One home visit in 18 years, for me, not really bothersome IMO
  20. Each to their own. Had one home visit in 18 years. No problem. I live Buriram Province.
  21. I should be so lucky. I have children to support so I'd go down that road.
  22. I do a Marriage Visa (Extension) I do have enough money to do a Retirement but I don't see much difference or hardship. Okay a little bit more paperwork but its nothing to moan about.
  23. Been here 18 years and know of no '10 year rule'.
