  1. The current directive regarding monthly payments does not require that they be deposited in a Thai Bak account, only that you are receiving this amount.    Unless the regulation is changed they cannot require that the payments be deposited in a Thai Bank account.

Since it doesn’t specify either way there is no need for any change. The important thing is what verification Thai Immigration require which also is not specified so if they did, hypothetically, make it Embassy letter for overseas income and Thai bank letter (would need letter almost certainly as they do for 400/800k) then, if Embassy letter not possible the bank letter is the only option using income.

As a further potential issue if, and it is a huge IF, they do accept income letters from Thai banks, the wording and requirements could also cause further headaches ie. declaring 65k transfer every month for x previous months.

  2. Visited Jomtien Immigration this morning to query issue as my annual extension is due in April
IO suggested that I obtain BE confirmation letter in November (before deadline) then submit as normal in March 2019.
The alternative is to pay in 65,000 baht per month into my Thai bank account. I will of course be free to take this money out and as I do not spend 65,000 pm I can then feed the unused balance back in again.

Can you clarify your post for me - did Jomtien Immigration specifically confirm that just showing 65k into Thai bank account monthly without embassy letter would be accepted.

VFS is an indian company headquartered in Dubai, non govermental and issues visas and passports for the UK...what could go wrong with that ?

Many things could and clearly do go wrong with VFS but they are operating under a contract and UK govt have a responsibility to manage that contract.

There is no record of any deal/contract/association between the Thai govt and this cafe in Ibiza to suggest they have any information that is new regarding visas so the article does have the potential to mislead and could also draw people into a possible scam.

  4. There was some form they asked you to sign ... maybe a couple of years ago ... when doing the 90 day report. It was something the officers weren't enthused about. After you signed, they threw it in a pile with some contempt.

Maybe that was the thing where you were supposed to list your social media accounts and some other information about bank accounts.

I do remember a lot of talk on that but, fortunately, it came in just after one report and had been abandoned by the time my next was due.

  5. We were talking about Jomtien. At Jomtien the application form is only required the first time. A few years ago, before they were set up to read the barcodes on the paper they stick in the passport, you had to fill out the application every time. Hasn't been necessary for several years.

Awhile ago there was a form they asked people to sign once, I think to do with acknowledging the penalties for overstay, but nothing like that at Jomtien recently.

Had to do that extra form on penalties when renewing extension last 2-3 times but never on 90 days.

  8. I suggest you dinosaurs learn the meaning of ETF....your ideas are obsolete!

Though I hold a lot of ETFs myself they may not be the answer to everyone's problems and have a lot of hidden risks, particularly synthetic and leveraged ETFs, many of which have been sold to retail investors with little understanding of what they actually are. In a sudden market downturn they will be vulnerable when the liquidity is not there in the markets to offload them.

  9. My Amphur just accepted a locally done translation. What they were looking for was Thai translations of my name plus parents names so important to make sure they use correct ones if already done - if they give a different translation for your name on birth certificate than appears on any other official document such as Thai Marriage Cert you will have problems.

  10. I stand corrected, or maybe I don't. it depends on how much faith is put in the assessment methods used by Transparency International.
Getting off topic, it could be like ratings of golf courses in most countries. It depends on who you ask. Some of the "official" rankings are pure BS, because those ranking are subject to outside influences. Not what you know, but who you know.

Also need to pull you up on your claim about annual reports being in a foreign language - SET rules require announcements to be in Thai and English.

"Information disclosure is required to be accurate, adequate, and timely to ensure transparency and fairness to all stakeholders. Information must be transmitted in both Thai and English via fax and online through the SET Information Disclosure System.
If company information is disclosed during a trading session, the bourse is empowered to temporarily suspend trading of the company’s stock by posting H (trading halt) or SP (suspension) on its securities until such information is released fully and thoroughly."

  11. A lawyer would help getting village plans from the Land Office for you. Depending which Land Office it is you may be able to do this yourself but a lawyer would probably be quicker.

Though there are only 25 villas on your estate you need to find out how many chanotes are registered since it is not a give that it is 25 - on our estate some houses have a couple of chanotes, the swimming pool has 4 and is not registered as common Land and the developer registered several small square metre plots individually in his own name. Our local Land Office is looking for agreement from holders of over 50% of chanotes to start the Juristic Person process.

  12. The village fund is a diffrent thing altogether i am a member of our village fund 140 people  in it each gives 1k to head man. He then  passes it on to relatives this is seperate from envelopes given. However some company in Bangkok selling plans for 30 to 40k is aimed at farang naive farang at that

Not aware of any aimed specifically at farang and can't see where that was mentioned. There are seperate policies available for Thais where village funds aren't available or accessible to all though not sure why a farang would bother since I would doubt there are many where that sort of sum would not be available elsewhere.
