Well i forgot to add That it took 1++ hour for them to just stamp my passport with my remaining 11 months on the second visit a month later even it was not crowded just after their precious 1 hour lunch break Agents coming in and out with 10 passports in a few minutes , but hey no corruption right...

Just want to rant about the 'new' temporary immigration office of samut prakarn NO TOILETS available for people applying for anything - toilets strickly for personel only the nearest toilet is paying and at the very end far away at a market... better bring coins or you cannot even enter that one either so I went recently for my 1 year extension... I already did the paperwork a month before where the officer talked besides me, not to me, but in Thai only to my underage child that had to translate <deleted> papers they needed extra this time... since the 90 day online report finally worked for me now TWICE in a row, after 10+ years of nothing at all at the last counter, they asked, in THAI ONLY, for this residence paper... never heard of it I showed them my PRINTED 90 day online report and the COW did not even know her job or cannot read ENGLISH as they pretended this was not the paper they wanted STRESS for 30 minutes as nobody explained what this damn paper was go sit down oh.. 30 min later, they made one for me ... guess what..... a hand written 90 day report STAPLES on my last page of passport... oh I forgot I printed my documents... as I always do... and I got the papers from the official immigration website but guess what... I HAD TO REWRITE everything by hand.. because their forms you can download are OUTDATED well one new extra SIGN here thing on another place, reason enough to redo EVERYTHING the xxxx moved to a new place but still as <deleted>ty as ALL MY IMMIGRATION experiences for SAMUT PRAKARN...
  3. Well if a renter would stop paying there would be a big bike lock on the gate and my telephone number added and notice to call local police too... that wont take long to resolve... the owner is thai (my son)
  4. I do my own shopping in person and see the price of everything increase by more than 10-20 percent.. so yes my daily expenses increased and my income did not. I dont work and not pension age by a long long shot. Bank intrest also dropped to bare minimum, so yes, my income went down a lot and a family to feed. My renter also just hired a live in maid... probably with the savings he made by moving from his upscale condo. The house has extra features and not cramped to the next houses so more privacy and more space and other houses seem to want 25 000 baht for less value I already started at covid discount rent last year before this new inflation started
  5. Thanks for the input and pov Renter came to live in my house to be near his parents in same village with his wife. Rent was low to start with, 3 bed, 3 baths in good calm safe moo baan in nice location and paid much more for his previous condo
  6. landlord question : now that inflation makes everything 10-20 percent more expensive, can you raise the rent now or do I legally have to wait till end of contract / renewal ? going from 18.000 to 20.000 acceptable ?

  8. if unvaxxed are stupid and all must die, than the problem will resolve itself as the vaxxed people blindly believe they are protected when they are clearly not if 60 percent of the people that die are UNVAXXED that means 40 percent is vaxxed AND STILL DIE but you forget that most people that die are over 60 and probably have a lot of other diseases, silent or active You vaxxed people are on 4 shots, masked, etc... and still not safe ? I am on ZERO shots, on ZERO meds, but I take extra vitamin D, eat healthy, walk every day, and if I die, one stupid unvaxxed less, that is what vaxx people want anyway, so it is a win win

  10. for THAIS only also the 1.5% ? 15 percent TAX deduction, right ? just saw the interest payout (every 6 months) and deductions it is more like 19.2% tax deducted on interest paid than 15 %

I am reading this post about Thai minor being able to buy land/house I tried that, buying for my child, a house Land department of Samut Prakarn threw section 1574 at me they need the court's approval I could ask that (divorced) but does my ex-wife still consent with this, as she is also a guarding, but an absent one never visits the child, does pay for only government school fee, that is it, nothing else... I would love to get sole custody, but that is another unicorn on its own if after court's approval, I still need ex-wife's consent, than I better save myself the trouble as I lost the deposit on a house, as my ex-wife said it was not her problem I knew I could not sell the land without court's approval, if child would have had a house/land but not the being GIFTED a house by me, with my money...
  12. I have been looking to rent a shoebox condo near suvi airport I contacted 20+ agents and not one wants to rent less than a year. In a complex with over 100+ empty condos with asking price 6500 to 10000 baht for exactly the same thing. Is there zero demand for shorter rental periods like 3 or 6 months ? Legal shortest lease is 30 days right? Even some put their shoebox on airbnb for 700to 1200 baht but with cleaning fee and airbnb fee this becomes 1900 baht for a night Lol I wonder if i could buy a unit and rent it out for 15000 per month on a monthly basis

  15. hi, 10+ year ago I sold my house in farangland I transferred the money to Thailand to a Kasikorn Euro account I got a brownish receipt stating the euros A few years later I converted the euros to my Thai bank account The Euro dominated account, I closed as I had no more use for it Is this 10+ year old FET of any value today, if I want to buy a condo ? Could I go to Kasikorn and ask them to give me proof I indeed send money abroad, even it was not to buy a condo in that time ? The value of the FET was way more than the shoebox condo I plan to buy
  16. Thanks for the replies. The land department officer that said it was ok, that was part of my due dillegence, was the same person that was gently forced to do her job, putting my child on the chanote , my ex wife owned, agreed in family divorce court in an agreement signed in front of the judge, but she never respected this made agreement and i had to go back to the court to petition them and force land department to do their job. Even with this, they still tried to send us home, until i called my lawyer and suddenly it was possible but it took another 6 months and many visits to pay petty costs and signatures every time for the next step. This officer knew the difficult situation but months later when we contacted her first, before even trying to find a house, to be sure this was not a pipe dream. So if you cannot trust information about a buy/sale fron the land department, who can yo trust ? The info we got weeks ago was, no problem as long as the child was Thai and someone PAID for it, no mention of approval of ex / mother of child, rather important or rather incompetence or lazy... I will file a formal complaint with the department or ombudsman.
  17. Land department Bangplee office gave me FALSE information about the possibility of buying a house in my child's name I planned to buy a house as an investment and rent it out. My child is Thai, so I asked the Land department, if this was possible. It was confirmed by them, I found a house that I liked, paid a deposit. Today we went with seller, broker, to the land department. Suddenly the person that gave the false information was not available to serve us. Another person came back and said, cannot buy a house in your child's name, without permission of the EX WIFE. I am divorced for many years and there is ZERO contact from the so called mother. We sadly have shared custody of our child, even she never bother to show up or to pay for anything at all. The mother even blocked the child for line, facebook, direct calling. The broker got a hold with the so called mother and got snapped at, she said it was not her problem and hung up. So there I am, my deposit is gone as the broker claims it is not the sellers fault, which is true. But it is technically also not my fault as I got FALSE information of the land department. Getting sole custody, lol, I asked 10 different lawyers years ago, they are fast to ask 100K+ as a retainer, to try, with no promises. I got one honest lawyer they said : if the mother did not beat the child into the hospital, there is zero chance of getting full custody. Or the classic : the mother is poor and wants cash to buy the child to give up custody. This is a sad sad world... Farang cannot buy a house in his name Farang is not allowed to buy stocks (asked several banks where I am client for YEARS) Farang is not allowed to have a saving account that give some interest... Farang cannot give money to his child to buy a house in child's name without the ex that is knowhere to be seen ...
  18. diabetes, high blood sugar, insulin resistance, high death rates amongst that catergory of people has not be debated by ANY government in the world every big sugar consumption will put your immune system to sleep for 4-6 hours (fact) so getting infected while on a sugar high / low immune situation is real same goes for medication that suppresses your own immune system giving donuts or ice-cream after a jab, as I saw at a vaccination camp near my shopping mall is contra indicated but a vaccine apparently even cures the sickest of population of EVERYTHING I love the talks about : vaccinated should pay hospitalization out of their own pocket I AGREE as I do anyway, but try to avoid HOSPITALS as the PEST and try not having to go there you with your expensive super nice insurance that pays for everything I prefer to not have to go see a MD for pills to threat something that is probably self inflicted I don't mean for stabbings or road accidents, EMERGENCY room is the best for that for chronic diseases, mostly self inflicted by eating junk, never be in the sun , not exercising... not one government address : stop eating junk food and sugar, get in the sun, get some extra vitamin D, get your vitamin D levels checked studies show that many hospitalized people are... super low in vitamin D but hey, call me a conspiracy terrorist (lol) 20 months, no jab, probably had covid beginning of last year, got over it after a few days
  19. you know that people were dying before covid, right ? more people per year died on the roads than 20 months of covid... many more people died of cancer, chronic diseases, heart attacks, strokes... Any vaccine for the above ? what about the overweight people with diabetes, also a choice by overeating <deleted> food and never exercising ? what about the selfish drunks that kill people on the roads and cry for a new liver when they drank theirs into oblivion ? should they also not be segregated and no medical coverage ? by the time you are on your 5th jab half next year, I will still be on ZERO

I had covid last year and I am not diabetic, not on cancer medication nor several pills for chronic diseases as I live and EAT healthy, have a normal weight, get in the sun, plenty of exercise and do everything to keep my healht in good condition... but I will have to be vaxxed anyway ? my body belongs to me only and IF YOU GOT YOUR VAXX you should be safe as long as you believe it is working... look at UK, ISRAEL...
  21. went to see a new project of townhouses, but they come without the outside kitchen area roofed off It is odd, as this new project is 500k more than their previous village project across the street selling at a promotion discount of 300.000 baht for only 2 days no airco's included either which makes their 2.59 million baht + extra 300.000 baht later + roof cost for outside kitchen + adding airco's way overpriced at it is far from the main road

  23. Any information available about buying a house in Thai name but from a farang that used a company structure to own land and house. Any special taxes or are those for the seller anyway ?
