  5. I was offered a house in the next village built by a local teacher. The house was two storey and same as this underneath, not even enough clearance to walk under. Totally retarded.
  6. I bought a large quantity of tong teng in January. I buy the one baht ingots because they are much easier to store and can be cashed individually if you just need 30K or so in baht. I have already made over 10% on that investment. I will not tell you whether you should buy now or not....but what I can explain to you is why the wife's sister thinks the price will come down when school starts back up. The reason is that many workaday Thais pawn their gold to the government pawn shop to get the cash to pay for their kids back to school expenses. If you pay close attention just before the kids go back you will see huge lines down the street outside these pawn shops. I remember the first time I saw this decades ago in Cherng Talay in Phuket. Literally hundreds of people queing out the front door and down the footpath. I had no idea what the business was until I asked a nearby food vendor. It was the government pawn shop.
  7. Over the years I have been hit by Thai drivers on three occassions in Phuket and on every occassion they fled the scene and left me for dead.
  8. GFs older sister has been in South Korea now for going on 7 years. She arrived on tourist visa and then dissappeared into the mountains. She moved around a bit at first due to bad employers and <deleted>ty jobs. But for about 6 years she has been on the one farm. She talks most evenings on Line with the GF. She has her own little cottage, basic but nice and homely. Work is not too hard mostly planting, picking and packaging for market. Beautiful mountainous location. It snow in winter but farmer still finds enough work to keep you going. She is a single mum and is support a worthless (now teenage) boy staying with the Grand parents. Not yet 15 and already in trouble with the law for stealing from his school and drugs. She makes a <deleted> tin of money. And has just paid to commence the building of a 1.7 million baht house in her village. My GF handles an account her for her to receive money and transfer it on to her parents and make other requested payment. Most months the sister sends north of 60K baht. In the busiest harvesting months she works around the clock and transfers north of 80K.
  9. Yes. Very true. But he should be able to get a reasonable lump sum on a 30 year lease (Even to a Thai) that would be enough to pay rent somewhere else for his remaining (10?) years. Better than walking off with nothing and far better than leaving everything to the harpy. He might even know some expats in his area already and he could offer a year to year lease to them at a cheap rate. Then he could move to patts or somewhere for a few years and finalise the divorce from afar.

And then you said that the probability of conflict is "extremely low" I called you out....and then you post some nonsense about who you think would win.

  12. The Chinese economy is doomed regardless. It has a critically inverted population pyramid due to the one child policy. And please tell me how US or India would choke off the Malacca Straits or mine the South China Sea without the Chinese being forced to retaliate.
  13. What is the alternative. Have her live inside the house?. He needs to kick her out. Regroup and then decide what is best. As the Usufructee he can sell a long term lease on the property, get some of his capital back out, move, and rent somewhere else. And why do all you guys think the whole village is against him. Most villages in my experience are chocked full of hillbilly fueds and factions. Might be the case that 90 percent of the village would be happy that the wife is on the street.

  15. I have been warning of this conflict for years on this forum. I was ridiculed endlessly. When the conflict kicks off at best expat visas will be cancelled and at worst we will be rounded up. It is perflectly clear that the current regime will side with China.
  16. I am using this short lived rally in the AUD to buy more SGOV. The Fed will raise again next week and the AUD will then continue its downward slide. I have already posted this numerous times but I will again: There is not a single time in all recorded economic history where inflation was brought under control until the cash rate was raised to at least the CPI print. After a year of non-stop interest rates hikes inflation in Australia is still running at 7%. It follows that inflation is not going away until the RBA raises the cash rate to at least 7%. I have also stated numerous times that in my opinion inflation will cool just a little moving in to the tail end of this year but will then pulse up much higher in 2025 when there is a huge spike in food prices. Inflation is going to be much higher and stay for much longer than anyone in government, banking or the MSM currently expects. And of course, when conflict in the South China Sea commences the AUD is absolutely toast and so is Australian residential property.

  19. China has an even more sinister inverted population pyramid. A number of people, including Peter Zeihan, are predicting the lack of children (and subsequent shortage of work age people) will cause the economic collapse of China within this decade.
  20. I recently stumbled on the password for a very old account I had on Thaifriendly. It still worked. After browsing for a few minutes I was absolutely gobsmacked at how fat all of the girls were. 15 or so years ago when I was using the account I used to browse for girls under 50kg. Now you are hard pressed to find any under 60kg and many are over 70kg.

  22. Nonsense. Have her evicted he has the usufructory right to do so. Sell someone a 30 year lease on the house. He also has the usufructory right to do this. Then he can use the sales money and move to live somewhere else.
  23. Yes.....You definitely don't know Thailand. RTP will do anything for money. This is the standard proceedure for eviction...rent a cop or a thug. In this case thug not needed as the OP is perfectly entitled under his usufructory rights to throw her out. Divorce is another issue. But he can deal with that once he has secured his home.
  24. Kick her out. You have the right to do so as the Usufructee. Go to a lawyer. Get a letter addressed to her to vacate. And then pay a local copper to accompany you to your house to have her removed.
  25. It would be more useful if Mr Koomsub would explain why the Government is not raising the cash rate to curb inflation.
