  3. My tenant has a question about his PEA bill. First, the circumstances are that we have 2 meters on the property. where the Thai land owner has his meter and my house has a separate PEA meter which is charged the premium rate of 6.8 baht/unit. I don't need advice on that situation. It is this: my house bill shows 682 units x .6.8 = 4640 baht. on top of that there is a charge (called ''monthly fee'' in Thai language). That is calculated on the bill as: 682 units x 1.5492 = 1056 baht. my question is this: is this a normal rate or a premium of some sort, introduced by PEA for users with excessive usage? . My buddies and I pay a monthly 'premium' fee at the rate of .93 baht/unit.
  4. yes. Stay a million miles away from investing in leased property. and dont believe anything any of the Thai or international lawyers advise you. Without getting into the details of our situation, (an apartment lease) which was different from what the OA seems to be referring to we went through 3 levels of Courts. At the level of the Supreme court, our 30+30+30 lease was ruled to have been an attempt to buy the land the property was built on - without registering it., So we lost title. The case arose because our developer sold the land twice, once to a land holding/management company and a second time to a Thai loan shark in Phuket city.

  7. ''manning up'' shows some character. I think most of the comments here are overstating the case against the guy from Oz. When I came here in the 90's, the wisdom was - Thais set you up on a pedestal, (treat you as special) because you are a guest. Your own actions determine how they judge you, later. There's no need for some cocky young Thai to take offense at the way someone looks at him. He obviously learned nothing when there were empty streets during covid - and it was Oz and other residents like the rest of us, helping out financing food kitchens. btw, me too/small village/only good caring Thais living here.

  9. I have found a very useful group, for sourcing new/2nd hand parts for my 2005 Ford Escape. A friend just bought a 2000 C class Merc sedan and is looking for a similar group, for the same reasons.

  12. Just had a friend (mid 70's) who needed a hip replacement. He spoke highly of the operation which he had, in CM. Apparenty he connected with a surgeon who specializes in low-invasive surgery (not sure what that is, other than you're on the op. table for less time than it used to be). That is a critical factor for older folks.

(we're both expats and have zero %). so, do I understand you,, if we go to get a 30 year lease, we have to pay tax ( that is my understanding). But we can avoid paying tax,if we register an Usufruct?

  19. I'll back that feeling. I mean, all you have to do is pull up the ''fear bating'' stuff out of the media, that Nigel Farage et al published. The lies about the 'savings if we leave'' ; ''the cost if we stay'' . It was rubbish. swallowed whole by a lazy ignorant voting public. and I'll add that us Irish are equally gullible. We went through the same thing in Canada, in 1995 with the Quebec Independence Referendum. The country was saved by the slimmest of margins.

I'd never tell a fellow to go anywhere - i do not have any right. So let me appologise on behalf of those who did not act in the spirit of Ireland. The point which you may have missed is this. I am sick to death of meeting moaning English (not Brits, notably) who are (i) economic refugees here (ii) voted Brexit and (iii) tell you that what has gone wrong in England is due to those pesky foreigners.
  21. what upsets me no end is all those Johnny Foreigners coming in and taking the place of honest-to-God white boys in the Premier and Championship Football Leagues. It was all very well when the Paddies came in the 1800's and built our roads - they knew their place...................
