You do not need a year of insurance coverage. Many people are entering with only 30 days of the $50,000 insurance. -
The legitimization of parenthood is only need it if not married to the mother of the child. If married after birth of the child that makes them legal parent. Prior to the age of 7 (less at some Amphoes) the legitimization has to be done by way of a family court. You should read this pinned topic on the family and children forum.

There is no yearly requirement for a TM30 report. Under the regulation issued by immigration in June of 2020 a TM30 report is not required for most people unless they change addresses or enter with a new visa. Those will with a extension of stay and using a re-entry permit or those with a multiple entry visa do not need to do them.

If you had used the 30 day extension of your visa exempt entry you could apply for a extension (up to 90 days) for medical care at immigration. Most hospitals can assist with the getting the extension. -
90 day Non-O using monthly deposit

Transfer of 65k baht into a Thai bank is not show on the requirements to a apply for a non-o visa at immigration. It only mention a letter from your embassy. See: https://bangkok.immigration.go.th/wp-content/uploads/2020/10/8-1.pdf If you have almost a year of transfers from aboard they may accept it. You would have to contact your local office about it. When applying for the extension based upon retirement you will need 12 months of transfers with proof it came from abroad. -
It is not as easy as he make it sound. You apply online for the non-o visa based upon retirement to the embassy in London. You will need 90 days of 40/400k baht medical insurance to have it issued. You can also enter visa exempt to get a 30 day entry that can be extended for 30 days and then apply for the non-o visa after opening a Thai bank account. I think you car mixing up the covid extension and the amnesty that ended in 2020. You have to apply for a covid 19 extension at a immigration office. You could of applied for a extension based upon medical treatment to avoid the overstay. The hospital could of taken care of that for you for a small fee plus the 1900 baht fee for the extension.

That might not be worth the time to do the registration for doing them. It is good for those doing a lot of reports but his might be a one time requirement unless enters with a new visa.

He does not need to do that. He can apply for a extension of stay based upon retirement at immigration. See my previous post. -

A affirmation of permit to marry is only issued to register a marriage at a Amphoe. I think you mixing up a affirmation and legalization/certification. In the past the UK embassy would legalize some documents but they do not do it now. What needs to be done is to have your marriage certificate legalized. If I recall correctly the Chinese embassy can do it for a marriage certificate issued in Hong Kong. The UK embassy will not legalize any document. -

You can only apply for one year extension of stay while in the country. A OA visa is only issued at a Thai embassy or official consulate in home country or country of legal residence. You change your the reason for your extension of stay based upon working to retirement at immigration. -
In Bangkok districts are called Khets and then there are sub districts called a Khwaeng. (see https://en.wikipedia.org/wiki/List_of_districts_of_Bangkok ) If you look at that the address for you condo you will be able to Identify your khet and then find the khwaeng using the info on that page. The first address is meant for the owner to complete and that would normally be where they are living. In your case it is the same address in both lines.

You can complete the TM30 form to report your arrival at your residence since you are the owner. They are not enforcing the 24 hours to do the report. If you do it before you apply for the non-o visa at Chaeng Wattana it will need to be done at the Muang Thong Thani office. -
Since you entered visa exempt you can apply for a 60 day covid 19 extension.
