If so, I would expect it would apply to new extensions after a certain date. I would also expect that there will be grandfathering- if you already have a retirement extension the requirements would be the same as when you initially applied and were granted the extension. This has happened twice before- the first time at 200,000 Baht per year/20K per month and the second at 500,000 Baht/50K per month. There are still people in Thailand on retirement extensions getting them at those financial requirements and not the 800K current requirement. Remember, it i the Ministry of Foreign Affairs that set the Visa requirements and then a Police Order that is formally isued explaining the requirements for extensions to include the financials.
you are talking about an extension of stay on a Visa thread but your post is quite correct, some people that have been getting extensions for a long time still only require 200k baht and not 800k baht for their 12 month extensions

This thread is unbelievable, it is amazing how many people read stuff then add their own narrative and get into a wild panic making stuff up that isn't there.
Lets imagine for a moment there was no such a thing as a Thai Elite Card and this topic was about its introduction, the thread would still have developed almost identical to this one with all the imaginary doom and gloom that has developed here .......................too funny

I think people need to wind their necks in here and stop trying to fill blanks that aren't there.
This is not an annual Extension replacement which only works for 1 year, there is no mention of it in the article and it certainly doesn't fit the purpose. So stop speculating nonsense.
There might be a few people that this visa option suits, those that are well off and don't like the hassle of renewing those pesky extensions every 12 months or applying for O-A visa in their home country or paying through the nose for an Elite Card every 5 years. I suspect the Elite Card uptake is not that high anyway with the over 50's.
The 12 month extension isn't going anywhere and will still cater for those that are retired or married with families.

A lot of people are criticle of the junta government and there is room for that - but as I keep saying - there is no other organisation that possibly has the influence to break the mold of the embedded endemic and massive corruption in this country.................certain elected governments are at the root of it all and it expands out to such a scale that it will take a very brave man to stand up against it, it will also take a very long time to eradicate
It is a massive problem here and the critics that keep insulting the current PM and government really need to take a long hard look a just exactly what they think will fix this very disfunctional country............it 100% is not an election
slowly but surely the local power bases corrupt officials are being striped away and removed, some say it is political- prove it...I don't agree, a transformation is taking place in Thailand and it is something that has never ever happened before, certain people are being called to account.
the current government are by no means perfect but they are doing one hell of a job routing out the badness ....................... just a pity they cannot continue for the next 10 years
and for those here that label me as a "Junta Lover" I have been very critical when deserved of things that I fundamentally disagree with.
There are only two ways that a country like Thailand can evolve to a true democracy
1. Civil war - and that depends on who comes out on top
2. Someone with great power takes control and with good intentions puts the place on the right path bringing abusers to justice and creating a solid constitution that cannot be abused or changed - they must also be waiting in the background ready to take action if the abuse starts again.
Maybe in 10-20 years time we will actually see a stable country were the abusers and those that have abused will be long gone

Quite a large number of people are currently being processed for probably one of the largest corruption scams in Thailand involving hundreds of billions of baht, there is no infighting just an awful lot of thieves facing the music - something they have never experienced before because they thought they were untouchable - not so much

If I was this woman I'd be wanting to distance myself from anything "Rice" and yet here we are again ..................... and she is actually giving guidance and letting on to be taking an interest, pity she didn't take such an interest when she was actually pretending to be in charge.
I hope when she gets hit with the big fine that the government makes a point of telling her that every cent will go to the farmers buying rice lol

Now we all see this stuff on replay and in slowmo which can make any foul look tame....this was not tame - he brought him down, and not only should it have been a foul and a penalty but also a red card
slow motion makes it all look like a dull moment - but it wasn't
and I speak from a base of honesty - I see what I see ...........and I saw that
you cannot interfere with a player like that in the box and expect to get away with it.......never
anyway - after doing all the hard work they just couldn't keep the ball for 5 mins - now that is worth discussing

There is absolutely nothing the public can do about the Royal Thai Police Image - it is fully 100% under the control of the RTP, if you are asking the public to ignore transgressions committed by the RTP then that is a different matter entirely

That was a very high speed impact, you can see the engine laying on the ground, nobody knows until the bodies are tested but based on the time the accident took place and knowing the complete ignorance of many Thai drivers it is very likely the driver had been drinking and this is the result - another two senseless fatalities on the Thai roads

in the west where there is some semblance of a rational and properly priced market were developers markups and profits are more realistic and to an extent competitive there is more of an urgency to shift what they build as quickly as possible
But when you are dealing with a market were profits are huge (probably greater than 400%) then there is no particular urgency for them to sell, coupled that with price fixing to maintain the high prices and profits and you have a very skewed property market indeed that generally goes unregulated and the money stakes are high. Not to mention the corruption
If there was a sudden event that required the developers to drop their prices and shift their vacant properties as a reasonable price then you would end up with an awful lot of bag holders

I think most here are struggling with the concept behind this new proposed Visa and who they are targeting, for me that isn't quite clear and to an extent makes no sense.
There are however two groups of people that find it difficult when it comes to a Visa and want to stay here for prolonged stays and have the funding
- those under the age of 50 and/or
- those that work offshore and like to spend their leisure time in Thailand
These two groups are not finding it easy, the proposed Visa being discussed in this thread would have made a lot of sense if it didn't have the proposed age restriction of 50
