There are restrictions on alcohol!!! 1. Under Thai law you must be 20 years old to buy it legaly. 2. You can only buy alcohol between 11 am to 2 pm and 5 pm to midnight. The 2. restriction is complete nonsens if they check buyers about the 1. restriction. But it is a real stupid restriction if you drive just once the week into the city for shopping. This are the times with the most traffic and if you are just 1 second to late at the cashier you don't get alcohol. And if you drink beer which you can't buy everywhere (Leo Strong No.8) 😎 you have a real problem. The staff in 7/11 are the best. If you want to buy a box of 12, they will charge you the bottle price * 12 or they not sell the box.

And the same with alcohol!!! So it can be only used for desinfection!!!

But I think too that the land laws need a update. Farangs can buy up to 1 Rai for build a house and/or Real Estate Villages own the land but farangs can buy/sell the houses with 100% ownership and pay a yearly rent for the land. But ... I not believe this will ever come.

Sure the information are 100% correct because farangs can't be the 100% owner of a Ltd. which can & had bought land titles in thailand. This will be all the time a risk. You must trust other people, oftens someone you don't know. And you can find with google enough cases where it gone wrong. Maybe for a Real Estate & US citizen it give other rules.

But what you wanna do if a shareholder want to sale his share? If him go to court for get the money for it? And 100% him can sue you. You have to pay him out or risk the outcome will be that him is just a nominee and the company construction is illegal. At latest if you die the shareholders want THEIR PART and your heritage have pay him/her out.

These companies are created just so farangs can own a house!!! They don't have a real business. That's why they are illegal!!! And the shareholders can withdraw the farang completely at any time if they want. Because they own 51% of the company!!! And the farang can't even go to court without endangering himself.
