buying condo by real estate and check document

Before deposit to real estate, how to be sure that the condo owner has not  loan, debts, mortgage, shared this property with ex wife, etc ?

You can go to the land office and get information on the current Chanote, real estate should be able to help, or at least supply a copy of chanote, loans and mortgages are listed on the back. You wont be able to complete the sale/transfer at the land office if there is any mortgage, loan etc. So unless its an elaborate scam to get your deposit, people wont try and sell an encumbered property (or the bank will also be at the land office).  Otherwise pay a small deposit and a clause in the sale contract that your deposit is refunded if sale does not go through, and not your fault. is a good idea.

Would anyone in their right mind buy a condo in Thailand without seeing it first, or from abroad? I wouldn't. And for me seeing the unit would also involve checking the common fees and facilities and general state of the building. The front office will provide all necessary information about this for free.

Everything to do with debts, liens and the status of the owner is checked by the Land Office at the time of the transfer.

So that just leaves the pending lawsuits at the local court for a lawyer to check. 20kB seems a lot to pay for that, and I'm not even sure that a lawyer would actually check it anyway. Still it's your money so by all means spend it on that if you like.
