If the condo is paid for, as the vast majority are, even if it took a year to sell I doubt the spouse would be in much of a financial bind. There would be the yearly condo fee at some point and, if a yearly tax, it would be very small. I pay no tax on my Bangkok condo. So, maybe around 30,000 baht she would need to come up with for fees and taxes, plus any monthly utilities. Not a huge amount. My first inclination was to state from personal experience that I thought it would be likely that if a foreigner owned property, they would also have some cash to leave their spouse, along with the property. Since I just scolded KH for making a broad comment, I thought I should ask Google: It is much more likely that a foreigner who owns a condo in Thailand also holds cash assets. Buying property there usually requires proving funds from abroad or substantial local liquidity, meaning these owners generally have higher personal wealth or savings compared to the average non-property owner. [1] Good to know my first inclination was correct. And, as I have now stated several times, selling an inherited property is not the only option--or a requirement--for a spouse.
