Hi,

A friend lost last month her mother, her last parent.

She knowns that her mother inherited a few years back of a land, but she doesn't know where and didn't find a chanote.

Her local Land Office and administration told her they had no way to find it.

What can she do? No central office somewhere she could contact?

Afaik that's correct. To my knowledge they store all documents somewhere, indexed by a number, and they have a map which shows which number is where. So if all you have is a name of the person, the only way to find is to look through every document by hand, which probably nobody will do.

If in many years they should ever digitalize the documents and the OCR software which they use then will properly scan the name of the owner, there would be a chance that the land can then be found.

If it really works this way, I understand it's now a "lost land"... :sad:

 

Still a small hope if by chance someone, someday, becomes interested in this abandoned land somewhere and try to contact the owner. :mellow:

 

She can still try to find far family members of her mother. Maybe still one who remember something about this land :unsure:

Or they just start using it, and if they have been squatting there for at least 10 years they can legally stay there as long as they want.

I have been reminded that not everyone will understand the English expression "you have had it". It means that it cannot be done. Sorry for any confusion caused.

There's a central database in Bangkok, all land offices report there, can take a year to have updated data tho afaik.

it doesnt show the owner afaik in there, prolly for privacy reasons but it must be possible for the bangkok land department to find land that is under a certain name - i suspect.

 

 

I would go there in person and ask.

 

i attached a picture of the data it shows...it seems to be quite unknown in general that it exists tho.

I made yesterday what I would have done for myself in such a case: Searching on Google with keywords like "Land Office", "Investigation", "Land Registry"... and my friend made the same in Thai language.

We found several offices/companies who seem to offer services in this domain, and contacted 4 of them.

 

Here is the second answer I got (in Thai) this morning :

Can do it using a copy of the ID card

Takes 7 days to find information.

Contact us at...

 

It comes from a Detectives company, so probably a "nice" fee for it,

but for a land it may worth it. :smile:

My wife  purchased land 6 years ago and chanote says bare land only

Ther was an older house which we renovated

 

We have built a shop, nice home and large garage implement shed

fronts onto highway 212 well setup

 

Thinking of moving on,no govt valuation like most countries had as guide line

Wife say she can only askfor value of land. a few million spent on

improvements buildings and facilities, are of no value at sale time.

Must be an answer somewhere, any information appreciated

Uhm if theres no usufruct,superficies or lease on the chanote or some other contract that gives someone else ownership of the house and it's on your land, then it's yours. 

You can do what you want including selling it imo.
