It's all how you draw up the agreement. There is no standard business model and deposit and payment can be arranged in many ways. Even Airbnb has a section that allows for Special Offer and agreement between the rentor and the rentee are allowed. We are not talking about hotels, and yes I do know of many small hotels who do not require any prepayment. Even in Vietnam

When authorities do the raiding , it is not only from the receipts. They also check websites for daily rentals .

 

you could have monthly contract but people leaving early , but how do you advertise and get people for less than 30 days rental ? 

 

Do you get what I mean? On website it would show availability with daily price. If you set minimum stay at 30 days then you do not get daily rentals

It doesn't matter how you draw up the agreement, or how payment is made, unless your short term rental is a rare occurrence you would be  breaking the law and be prosecuted. Do you really believe the RTP are gullible enough to believe that claptrap?

And yes, we are talking about hotels, albeit illegal and unlicensed.

You could get away with it if you manage to pull it through until they set up a sting to catch you out . 

 

Hard evidence is needed to proceed in court, but then punishment would be much harsher for “being smart”

Yes I understand what you are saying. But there is a way around most everything.

Major concern is the fumigates these cheap unregistered hotels and lodgings are using to fumigate rooms...if at all.

Alot of tourists have died after having asthma attacks and other allergic reactions especially up in CM.

Expensive Bangkok hotels use western approved fumigants not the crappy Chinese/Thai variants which are banned in the west.

Its one of the most serious hidden dangers of holidaying in Thailand on a budget.

 

Let's hope they arrest and jail all the AirBnB renters.

Have another one on pattays tai near big c, Chinese and Indian . They calling it serviced apartments.

 

with condo owners , it’s nearly impossible to get or arrest all or even majority as there are just too many . Also condo owners are not sitting in that condo , no paperwork , no check in/out forms .

 

its kind of grey area, how to arrest one and send to court when they are not there and no hard evidence to show in court.

 

building management is not liable as they claim owner left condo with them to give out keys. 

 

This is why so few arrests if any were made last year during the raids

The Thai authorities do seem to be succeeding in one thing recently, and that's driving people of all stripes away, to destinations where they're made to feel more welcome. When there's no one left visiting and pumping their money into the local economy, someone might finally realise that it was never really a problem of non quality visitors, but more to do with an increasingly non quality host.

i am staying at an airbnb in chiangdao  they applied and in about 2 weeks they were inspected and okay.d by thai gov  .. easy peasy for them

YOu are very confused, Condo's not only can not apply for hotel license but most certainly will not be inspected and even more certain in 2 weeks time, nor would they have been approved or issued hotel license. Process is by far more complex and takes by far longer than 2 weeks, try more like 2 years

sounds just like BG's ....  I message a couple just that and they replied how great a person I was.. for a couple of days then came the dawning of the brain..
