We know that we need a medical certificate to prove that we have no covid virus. Does anybody has experience how to make sure the buyer is solvable? How to be sure that the deposit paid is guanteed and possible to check by us from here? How can we check if the prelimanary contract is ok and checkable. We asked to pay a deposit of 80.000 baht to cover our travel costs.
March 20, 20206 yr Currently you are probably not able to get such a certificate. Do you already have health insurance covering Corona with at least 100k USD coverage in Thailand? If not you will probably not be able to get one now. So most likely you will not be able to travel to Thailand for at least several weeks, maybe longer. If the potential buyer transfers the money to your bank account (In Thailand or abroad), this transfer can be considered safe, he won't be able to reverse it. The easiest way to check if he had paid would be online banking.

If you are determined to go, jump on the first flight you can find. It is unlikely that Thailand will remain open much longer. Have all your appointments lined up and get the Hell out again as soon as you can. Are you absolutely sure you cannot finalize the sale without traveling to Thailand?

This would avoid the hazardous journey to and from Thailand. Have a lawyer draw up the POA and witness it. Obviously, you should not trust a relative stranger with a POA for something like this.

TRUST is the real issue . Can you trust the RE agent? Can you trust lawyers if they are involved. Can you trust that the person you give the POA to (most likely a farang?) would know how to navigate through the deal ?? RE transactions are confusing to foreigners as it is, unless a very simple one like going to the land office together (buyer and seller).... then seller signs necessary transfer papers and receives a cashiers check at same time from the buyer. Obviously, you should not trust a relative stranger with a POA for something like this. i neglected to say that when doing a land transfer, if the owner is not in Thailand then they must complete a POA ( land office has a form). On the POA form the owner must write in the particulars , such as the Chanote number and a few other details from the Chanote. Also they will write in the name/ ID of the person receiving the POA. THEN the form must be notarized and brought to a Thai embassy/consulate in the country where they are residing to get another form (another validation) which is issued to the person applying. EASY ?? it is if all is done according to what I just wrote. Without getting the validation from an overseas Thai embassy any document one writes up, or a lawyer, is just not accepted. Note: I have done this on 3 seperate occasions , owner is in Canada, I am here in Thailand and have received the POA. To buy, and to sell ????
