if your wife wants really sale the land, i am sure

she knows how to do, if not ask to the neigbours of your land

(owner or renters, the ones here on the ground) )and offer a % (Usualy around 3%)

if they find a buyer for you. Stay in the average price (Probably around 100 000\rai)

and i am sure a buyer should come quick, probably one of the neighbours or someone

in the area looking to extend his farmland.

Wife just told me that a couple of years ago a neighbor actually offered to buy the land for 400k baht/per rye and grandma said no. But this neighbor now has died.

That's unfortunate

but the reason why this land seems to worth 4X more than the average similar land in Thailand

is still a mystery, you should investigate in this way. Can you ask to your wife what is the distance  between the land and the nearest village\city ?

Ive been there, it's between downtown Aranyaphrathet and the super crowded market on the Thai side of the Cambodian border and many hotels casinos on the Cambodian side. It's about 15 to 20m minutes either way.

I think your location instructions are way off....unless you missed a turnoff!  ????  But if your in that general area the land on the highway will bring more for sure.  The land behind probably not.  A lawyer can draw up an agreement so that the future owner can have access from the highway, a power cable strung and a water pipe laid if ever town water is available.
