Sprinklers in high rise condominiums are obviously important. And I am aware that any renovation with adding and removing walls has to be approved by the building.

So this is more a general question. Because if I think about buying a condominium and think about moving/adding a wall I don't want to ask in each building before I even know if I want to buy the unit.

 

It would be great if the experts here answer this question. Ideas how people think the rules might be don't help much in this situation.

What are the general rules about sprinklers in Bangkok condominiums?

As far as I know they can't be touched. There are where they are and nothing about them can be changed.

Ok, fair enough, I can live with that rule (if it exist?).

 

But how about new walls? As an example lets think about the following situation. A room which is 10m long and 4m wide. There are three sprinklers in the room. They are along one line in the middle of the room (the first drawing).

Now we add three rooms into the big room. They are examples, so I just put "walls" in there and no doors or anything.

Just thinking about the sprinklers, would it be problematic to build any of these walls/rooms?

Would it be allowed to build i.e. the orange room because it leaves the sprinkler in the big room? And would it maybe not be allowed to build the green or yellow room because they enclose the sprinklers?

Would it maybe make a difference if the walls are right next to the sprinkler like in the yellow and orange example?

What are the rules?

And yes, I will ask the building management when I actually want to buy a unit.

Could "I" (a specialist) add sprinklers?

Somehow I thought they are where they are and that's it. Because I am sure they have to be sure there are the correct pipes for a certain number of sprinklers, etc.

After all, they are there for fire protection, and that is obviously important.

I don't think you could move add them yourself legally or even practically, because you can't turn them off. 

 

You would likely either ignore them, or hire a mechanical contractor to reconfigure them, which likely would not cost a lot in the scheme of things.
