just a question if my wife and I pass away my son is going to be 18 in August does he automatically get the property and what would the transfer cost be .

my place is in nontaburi

Age wrong

Both you and your wife having simple wills stating that the land goes to your son would be best.  Otherwise wife's other relatives might make claims.
