Ownership of House in a Moo Baan

I am seeking advice from anyone who has been able to secure long term residency in the above.

 I bought the property in my Moo Baan but it’s in my wife’s name.

She is younger than me but should anything happen to her, I am unsure about how long I can reside here.

So I have been reading a bit about’ Thai Property Law’ and saw a YouTube short video by an Australian lawyer working in a Thai Firm.

He talks about a “ Usufruct” whereby a Thai Attorney draws up a document to be presented to the Local Land Office to seek approval for you to be able to “ own a piece of property….and lifetime usage of land”.

He was not referring to Condos but land and I am left wondering if this law only applies to if you bought a piece of land and then build your house or as in my case, bought a house in my wife’s ( not legal) name?

Any thoughts or experiences much appreciated. Thanks 

A usurfuct is essentially a lease that would allow you to live in the house if something happened to your wife.

The following are some important characteristics of usufruct agreements in Thailand that you must remember:

The title of the property does not get transferred to the usufructuary.

The usufructuary cannot sell the property.

The usufructuary is responsible for taking care of the management of the property.

The usufructuary cannot transfer the right of usufruct to another person.

The right of usufruct cannot be delivered to another party through inheritance.
