Where in the UK is Burbank ?

Is it a suburb of any of these ?

Cities like Leeds, Dundee, and areas of London are witnessing declining prices, although rents continue climbing in more affordable areas near major cities, such as Wigan and Blackburn.

Highly unlikely. Not only are you in the wrong thread, you are on the wrong Continent.

A friend rented an apartment in Burbank two years ago at $2000. For a small one bedroom. Now, it is up to $2450. 11% rent inflation. Several of my staples go up 10% or more, every 6 months when I visit. 20% food inflation.

Inflation is out of control in the US right now. And these dumb tariffs will only make it worse.

Cool story, Bro.

Nothing to do with the topic, obviously.

I thinks most can read into Burbank comment and the same sort of increases are simular as  those in the UK

If there was no inflation then interest rates would remain at absurdly low levels.

The UK housing market is largely dictated by supply and demand.

Interest rates are at absurdly low levels for more than a decade.  If they were maintained at 8 to 10% per annum and left there, then you would have a normal housing market.

Nobody said cultural enrichment was free.

Yeah right it’s all the fault of immigrants!

Nothing to do with a succession of right wing governments following Thatcher’s selling off the social housing stock and stopping local authorities using the money raised from said sales to be reinvested in the building of social housing.

At every opportunity you shoehorn immigrants into your fact free posts.

Looking forward to your “They’re eating the dogs, they’re eating the cats” post which I’m sure you’re just itching to post.

The topic is about the UK, which is also is related to expenses in the West in general, perhaps that's the connection that you missed.

I assume like many who come from the UK I was brought up in a council rented house. As someone alluded to during the Thatcher years most of the good homes were sold at a large discount with no replacement houses built with the monies collected.

Early 80s I bought my first house ( wimpy) for £34.500 an absolute fortune maximum you could borrow was 2and1/2 x your salary and 1x your wife  later it got so stupid you could borrow 8x plus of a 105% mortgage.

I really don't understand why government can not build affordable apartments the amount of money they pay out to private landlords is unbelievable start flooding areas with homes and let prices come down people with multiple homes if they suffer so be it. They are the reason young people can not afford to get on housing ladder

Whatever the reason if you receive housing benefit because either you don't work or working but income not enough and owner is private landlord surely not too difficult to understand? I know many on here may make money on renting out properties but unlike thailand where tenants foot the bill in the UK a lot of private landlords either directly or indirectly are subsidised by uk tax payers

There are 5 main reasons.

1. The Government do not build housing.

2. The deliberate conflation of affordable housing and social housing.

3. Most Companies want to build, sell and move on to the next project.

4. Most Companies do not to build to rent, too much hassle for them.

5. Social Housing ( Council houses in old money ) need to be built with at least a 15 + year ROI, most companies are not interested.

A final point. The cost of land, building costs due to regulations, price of infrastructure, makes the low rental Council houses of yesteryear, firmly in the past.

The Government imposes more burdens on Landlords .

Landlords sell their properties and invest elsewhere

The number of rentals decrease

Rents go up

You are right, it is the No fault eviction in the new law that is killing the UK property to rent, the last government ran out of time to pass the bill, so the new government far as I know, have passed the bill, one of the few times that has happened.

I have a flat in the Uk out to rent a couple live they , they have been they 3 years, I have not put the rent up ,they pay every month, never a problem, going to try and keep it that way.

The abolishment of section 21 is bad all round. you will then need to use section 8 ( I think )

The Tories started the section 21 abolishment and Labour is continuing it.

Difference is, the Tories were going to speed up the court process for section 8

But Labour is doing  nothing about this. ( very very bad )

So you may not get your property back for maybe a year, just waiting for a court hearing.

Also, possible CCJ issued to tenants.

Tenants not being able to rent again because of a CCJ.

There is loads more about section 8, but I won't go on.

The abolishment of section 21, will be a disaster for landlords and tenants.

More landlords will leave the market, and rents will go up more,  because of the lack of properties

out there for rent.

A big own goal, I think.

If the tenant behaves and pays the rent on time the section 8 is useless......unless there are some amendments to it....but then that would rather defeat the objective of getting rid of the section 21.

Yes.

But you will be able to get your property back if you wish to sell it.

But you just can't boot tenants out because you don't like them or what they do.

Ps.  or boot them out so you can get higher paying rental tenants.

some naughty landlords used section 21 to do this.
