That would really rather depend on your condo management company, as they usually set the fees for sevice charges. I pay about 1k in service chargesper month on a two bedroom condo in Bangkok.

It is usually charged per square metre. When you buy, there is often a one-off up front "sinking fund" as well as them requesting you pay one year's "maintenance fee" up front. The sinking fund is often around 10-12 times the monthly maintenance fee. On that sort of property value I would estimate:

sinking fund say THB 250/m2. So if 40m2 = THB 10,000 one-off up front

maintainenance say THB 25/m2. On 40m2 = THB 1,000. The first 12 months i.e THB 12,000 payable in advance. After one year you'll be around THB 1k a month

When you buy the condo they should (and normally do) clearly state these charges. My estimates should at least give you an idea of ball park numbers.
