Retirement Non-O Extension Phuket - no rent contract?

After a 2 week wait in Sydney, just got approval for the Non-O. Yay!!

A question when I go for the extension in a few months time, one of the requirements is a copy of rental contract.

I'll double check with my local immigration when I arrive but what do people "normally" provide if living at their partners owned home please?

    Many just leave the 800k all year round. I do exactly same as you re visit and while there (Melb) get meds. Definitely ongoing annual extensions is your best option with reentry permit

Check with your immigration office where you live once you're there.

First up above posts have correct information.

For others without a Thai partner generally immigration would accept TM30 together with something like rental receipt and explanation that you are looking for somewhere to lease. Especially for first extension.

Do you have Thai bank account in your name only.

At some point you may wish to post report of the process of your Non O eVisa. In particular funds in the bank

Hi Jack and others, thanks for the help plus in the past.

Will head to Phuket in the next week or two.
No, I don't have a bank account yet and my dtac/True needs my passport linked but will go to Phuket Town immigration to get all details and maybe a get a Certificate of Residence to help get a bank account.

Although, first up I'm thinking to see what TMT agent costs and go from there. …but not impressed with them as I've email and they asked for info, I sent it and zero replies since.

Yes will update here what happens cheers.

Ok, the bank account will be first thing to address ASAP.

With the Non O and a COR you should be able to open an account.

Personally, I would avoid BBL.

I use Kasikorn and to transfer funds from Oz using WISE.

So you Non O is based on retirement.

Is the plan to do funds in the bank requirement yourself or use agent.

Yes based on retirement.

Apparently the main Phuket agent as mentioned above do not the funds trick so whether I do or they do it, I’ll transfer the 800K using Wise. Been using Wise for ages.

Definitely avoiding BBL!

Partner uses SCB and been fine and was thinking to try them first (before Kasikorn) as apparently there’s an account with over 1% interest but I’m not sure yet if that account provides the paperwork necessary for immigration. ie: maybe I need a bank book.

Yes, SCB has an account that has better interest rate. Thinking that account does not have physical bank book.

There are (as always) some immigration offices that may require a bank book.

You could check with immigration office.

Is the plan to live ongoing in Thailand.

If so you could consider long term option of using income method rather than funds in the bank.

Hi Jack, we have a home in Sydney and plan to spend about 2 months a year around Xmas to see family and friends, fix any house issues and see our GP for check-ups and another years worth of medications. We have a Dr that seems to be ok with this and means cheap meds compared to Thailand. Also, can get another 12 months free travel insurance through my CC each time I return. Don't really want to cut ties with Australia, maybe in a few years time.

Think I'll just let the 800K sit there or at least spend it down to 400K during the months it is allowed with reminders on my phone not to stuff up! 😀

Many just leave the 800k all year round.

Apart from TM30, you might be able to obtain registration in a yellow house book for foreigners – your partner should be able to permit that, when owning the home – which is an excellent official proof of address, and furtherme gives you access to obtain a pinkt ID-card for foreigners.

Phuket is one of the easiest immigration offices for the non-O visa extension, I take my Thai partner with me so she can answer any question if they need to but normally it is straight forward, the last extension In February took twenty minutes of me arriving in the office for my paperwork to be checked and accepted, I do not have a rent book as I pay no rent, so the copies of the house documents and my Thai partners id works every time.

Just remember to smile and be friendly, it helps a lot.

I get the small printing office onsite to take the copies of my passport as they have to be taken at a certain position on the screen, it only costs a few baht per copy, best to get them to do it.

You also need a print of a Google satellite map of where you live, make sure the Latitude and Longitude are clearly displayed on the copy as they are strict on that. Mark with an arrow the house you live in on the map.

Also a printed photo of you standing outside the house pointing at the number of the house , try and get as much of the house in the picture as possible.

Apply for the visa extension 15 days before the end of the visa date so you have time to get any extra info they might need.

The last METV extension I did was at the northern Phuket office "Blue Tree" which is way more casual but they only do simple stuff. It's closer for me but they don't do Non-O extensions.

Good advice. And if going with thai partner then let them do all the talking to the imm officer, and only talk to the imm officer when they talk to you (keep quiet the rest of the time).

For retirement extension there is no need to say anything if you have all the required docs

Just a note: You do not need a certificate of residence, the TM30 is what I used every time at the immigration office in Phuket and the 90 day report receipt. The TM30 and the 90 day report can be done online.

As far as banks I get one years's bank statements from my Bangkok Bank app sent to me by email you can order it from the mobile banking app and you receive it within a few minutes, then I print them out and sign each one.

I go to the bank on the day of the visa extension application at 08:30 to get the letter of proof of my deposit, it takes ten minutes in my local bank in Kathu, Kathu, 100 baht.

I also take 1000 baht out at the bank ATM, update my cash book and then print it out and sign each page, then off to the immigrations office.

I was surprised I received a thumbs down for such an innocent and true comment, you miseries out there do make me laugh, I feel pleased I have not become a mystery farang stuck in Thailand, with the only importance in life is to be on this blog all day long 😃

Clearly you have first hand experience this was acceptable at your immigration office.

In reality should not be accepted and in the main is not.

Thanks (all thumbs up by me!) I meant for the COR to open a bank account. Have read banks require it.

Indeed. You will have a Non O and most banks will require a COR.

Some reports of being able to open one with Non O + eg Lease etc

Thanks, will get COR first. Need it for a drivers licence too.

I know pedantic but it's an hour drive, doesn't say in the link above but should these printed on A4 paper in colour or B&W ok?

Same COR cannot be used for more than one thing.

For eg you would need one for bank and one for TDL.

Note the exception is if you are obtaining/renewing car + bike licence at same time they will allow one original + photocopy.

Suggest you go to bank first and find a bank that States... Yes we can open account just get COR.

Reason being the immigration may want name of bank to issue COR

I can only state what I have experienced and is has worked for the last four years, my info was intended to people who use the Phuket immigration office in order to not sit in a bank for two hours in a queue when they can print out their own statements at home in two minutes.

And I was pointing out that for folk that deal with the other 75+ offices not to be mislead by your experience.

There have been couple of reports of immigration accepting statement from app.

These should and in the main are not acceptable.

I don't think there are 75+ officers in the Phuket office which is the one I was clearly talking about, there are probably four at any one time in the office for the visa extensions.

It does not need to as the third or fourth comment form the OP stated he was heading to Phuket so what is irrelevant is what happens in all the other immigration offices, the only relevance is what happens in Phuket immigration office relating to the OP comment.
