    Many just leave the 800k all year round. I do exactly same as you re visit and while there (Melb) get meds. Definitely ongoing annual extensions is your best option with reentry permit

Dr Jack, arrived last night and today got an account setup. Took a bunch of paperwork to KBank but most ignored and they took their own photocopies and I signed them.

Didn’t really need to update my passport on dtac mobile account either - they just use a OTP to check.

Anyway, for proof of residence it was suggested my partners sister who owns the family home (where I live) to do a lease agreement. Was just easier than going to immigration for a COR. So we went to some office stationary shop in Lotus, got a pad of lease agreement, filled out and accepted.

Now, I hope immigration don’t want evidence of me paying 10K/month rent haha!

Thinking what you did re obtaining Lease a good idea.

Suggest you make term 12 months.

Thanks, yes and I dropped into the Phuket immigration office yesterday and saw a queue running 20m outside the office. The office where you can get the COR 😀

I got the requirements for the extension while there:

...but realised later that this must be subsequent extensions AFTER the first as it has no requirements for where I'm staying on it. Will have to go again.

At least I don't have to hand-draw a map of our place!

Edit: actually I just noticed the title says "Re/New" Retirement Visa, so not sure now.

Disregard anything you read along the lines of ReNew Retirement Visa.

Immigration have those signs up in various imm offices.

When you enter with a Non O you are given a 90 day permission of stay.

Prior to its expiry you can obtain a 12 month extension to that permission of stay.

Your Visa was single entry and it's gone.

Back to the Lease: for first extension immigration would usually not insist on a Lease as quite possible you are still looking for long term accommodation.

A TM30 for extension should be sufficient.

Bank account different: they may want a Lease or COR.

With a Non O and Lease hopefully they would be acceptable.

Rarely is a document checklist supplied by Immigration complete.
That list appears to assume your staying in a hotel that has filed a TM30, so they're already aware of your address.

This is my comprehensive list of documents and advice until you familiarise yourself with your local Immigration offices requirements.

Documents for Extension of stay Permit based on retirement.

The following forms should be completed.

1. Form TM 7. Application for extension of temporary stay in the Kingdom.

2. Form STM 2. Acknowledgement of Criteria and Conditions for a temporary stay in the Kingdom.

3. Form STM 9. Acknowledgement of penalties for visa overstay.

4. Form STM 11. Consent form for fact checking and information verification approval for visa or change of visa type or extension of temporary stay in the Kingdom.

(Two page forms must be printed on both sides of a single A4 sheet).

Documents can be downloaded from here; https://bangkok.immigration.go.th/en/downloads_en/

5. Your passport

6. Copies of all pages of your passport with Thai stamps, including the data page

7. 1 x Passport photo's 4×6 cm.

8. Copy of TM30 receipt

9. Map pinpointing and detailing address

10, Proof of Address. (one of below 3 options)

Condo owners;

• Blue Tabien Baan (foreigners name will not appear in the book)

• Title Deeds (Chanote)

• Yellow Tabien Baan (if you possess one)

Rented.

• Copy of signed owners/landlords Tabien Baan

• Copy of signed owners/landlords ID card

• Rental agreement

• If the owner/landlord is registered at a different address in another Tabien Baan, then a copy of that Tabien Baan + copy of Chanote for your address may be requested.

Privately owned.

• Copy of signed Wife's/Owners Tabien Baan

• Copy of signed Wife's/Owners ID card

11. Proof of Finances; **

• If using the Funds, Income, or Combination method, update Passbook + copies of all relevant pages and obtain statements to cover the relevant period (12 months.)

Only for the very first extension application using the 800K funds method, then only a 2 month bank statement is required.

12. Medical certificate.

A very limited number of IO’s may still request a medical certificate.

13. A very limited number of IO’s may request a photo outside the house/room, clearly displaying the house/room number.

** The financial requirements are either;

1. FUNDS: 800K THB deposited in a Thai bank account in your sole name for 2 months prior to the date of submitting the application. The 800K funds must remain in the account for 3 months after the extension is granted after which the alien can withdraw funds but must leave a balance of no less than 400K in the account for the remainder of the term. + bank letter.

2. INCOME: Thai bank statements/passbook showing monthly overseas transfers of 65,000 baht minimum per month for the previous 12 months, + bank letter, OR

3. INCOME: Proof of Income letter from your Embassy/Consulate, OR

4. COMBINATION: A combination of funds in a Thai bank and 12 monthly income transfers totaling 800,000 baht per annum. i.e.. 400,000 in a Thai bank account and 35,000 baht a month income + bank letter.

If using either FUNDS (1) or INCOME (2) or COMBINATION (4) in a Thai bank account, then a bank letter addressed to the Immigration Commissioner confirming: Account name, number, and balance issued by the bank is required. The balance on the letter should match the balance in the Passbook/Statement.

Additional Notes.

• Copies of documents, pages, or photos should be printed singularly on 1 A4 sheet.

• If rented, Copies of house owners Tabien Baan & ID card should be signed by the holder and include their telephone number.

• For the first extension application, Immigration may arrange a home visit where two Thai witnesses must also be present.

• Statements/Passbooks and bank letter must be dated the same day as the application.

Certain Immigration offices may allow them to be a few days old.

Embassy Income letters are valid for 6 months.

• Mark the location of your address on Google maps with the pin facility, then print it off. Manually write your address in a blank space in English and Thai if possible.

Some offices may require a hand drawn map. Include the latitude and longitude details.

• If using the monthly income method, Immigration may request proof of the source of your Income, such as a letter from your Pension provider, Investments, or shares.

They may additionally ask for proof of overseas transfers, such as credit advice receipts, Confirmation letter of International fund transfer, Wise receipt, or your foreign bank statement. Transfers should be made around the same time each month. Irregular transfers may be refused as unacceptable. I recommend you highlight the monthly transfers as the Immigration officers are less than familiar with reading passbook/statement entries.

The onus is on you to supply any document requested. The above is a comprehensive list although not every document listed may be requested by your individual IO.

Cheers Liquorice, you've just given me the push to go see an agent today 😅

At least for this first extension with the 800K in the bank for hand-holding. One condition of them doing it will be to give me a copy of everything submitted. Do it myself the second year.

BTW I already have the TM.30. I do it myself while living at my partners family house.

List in post from Liquorice is excellent however it certainly includes kitchen sink and exhaustive list of what to provide for extension.

Phuket you can apply up to 45 days prior to expiry stamp.

Suggest you give it a go yourself.

With 800k in bank seasoned for two months you only require 3 items concerning financials.

3 month bank statement. Bank Letter and update bank book on day of application.

You have the TM30.

Think you have a Lease.

Pretty much rest is signing few forms immigration provide.

Acknowledgement forms etc.

If knocked back it might be just to provide one or two minor items.

If more serious you would still have time to use agent.

Thanks Jack, a good plan!

A point about the 45 days shown on the list. I wasn't sure about that and thought it was only for the years following the initial extension.

I'll have the money in the bank this week and believe will have to wait the 60 days out before trying.

Oh yes, you have no choice there.

To apply for the 12 month extension the funds need to be in the account for 2 months.

You can mark on your Google Calendar first day application will be possible.

For others: note it's only for the Non O obtained inside of Thailand that funds need to be shown transferred from abroad.

For Non O obtained prior to entering Thailand that is not required.

For subsequent annual extensions the funds using money in bank method do not need to be shown as funds from abroad.

Why?

Other than a visit to the bank, all the other documents are in your possession, just need copying.

Forms can be downloaded and completed to save time, prior to visiting Immigration.

Also, for the record, yes I chose the rental agreement for the bank but I could have gone to get the COR which was less paperwork than I expected.

I need the COR for a drivers licence so went to the smaller immigration office "Blue Tree" in northern Phuket to get it. No copies of anything or forms or signatures etc etc. Just:

- Your Passport
- TM.30
- 1000 Baht

...and pick up the following day.

They are valid for 30 days. You will also require a medical. Most places have tiny clinic (more like a Mar par shop often 200b. They just observe you being able to walk in.

That is basically only good option in Phuket to get CoR. I guess in Patong immigration they also offer such service.

In the main immigration office, they give only 20 or 25 que numbers for CoR until lunch break and same amount after lunch, you have to be there hours before they even open doors.

Once I tried my luck there, arrived 30min before they open, massive que already, I didn`t even get inside building when volunteer came out just to say that all CoR que numbers are finished, please come back before lunch break and try again

Back in covid days you needed a queue # for the actual test.

I used an agent (BSR bikes in Bangkok) and obtained ticket #1.

I realize you are posting about COR.. Perhaps an agent can assist with obtaining.

OP did not appear to have issue.

You probably dont know, but we have here in Phuket 3 immigration offices. Phuket Immigration office is the main one where all services are provided.

But then here are 2 smaller offices, at Patong and Blue tree for visa exempt and tourist visa extensions and 90day reports.

CoR they issue only at Phuket immigration office, but because of that small daily quota its extremely hard to get it. Thats why both smaller offices started to offer CoR for 1000Thb, all they need is to take photo off your passport and tm30 and come back next day for your CoR

Ahh ok thanks for that, was wondering why 1000 baht too. Yes I went to Blue Tree today, been there a couple of times and much more relaxing than the main office in Phuket. Never been to the Patong office.

Couple of updates, contacted a few agents about the car licence. None go to the Phuket DLT due to over-booking there and go to Phang Nga or Surat Thani DLT.

Found an accommodating one that will pick me up in Northern Phuket. Others wanted me to waste 2hrs with a pickup in Phuket Town only. Stuff that!

Anyway, it sounds like they make it easy to get the licence so will wait and see.

Also, out of interest asked the same company (I booked for licence) about them doing the non-O extension and one thing notable was she said as an agent they don't have to wait the 2 months for the money in bank requirement but can do it 45 days prior to the 90 day non-O expiry.

One random question please... is it ok for me to use my bank account with 800K for living expenses. ie: transfer extra 50K and withdraw as long as I don't dip below the 800K?

You can use the account your using to season the 800k to make deposits and withdrawals PROVIDED the balance is never below 800k in the months that require balance above 800k
