Personally, I would consider this as an option as would consider such a purchase for my Thai wife and dual citizen Thai-US adult children.

We have actually owned in Thai name 2 of the condos that we have owned here in Thailand. We bought in Thai name those two times when foreign quota was full and we wanted to live at those 2 projects. The last condo we owned in Pattaya, at Northshore, was in Thai name and the buyer was as you describe. I definitely think it is an option for some, both with houses and condos.

Although we aren't in the market for another condo, we would consider buying again in Thai name if a super bargain came up for a seaview condo in a good project. Posters keep saying they are seeing bargains galore but I have not yet seen a single one on Facebook or in any real estate newsletters that I get from various agencies, etc. Nothing that would make me jump. I always recommend buying in foreign quota, especially if one is single, but Thai name can be an option for some with Thai spouses, especially if the condo purchase is planned to be held and passed on, is a rental investment or future rental for income, etc.

With the nominee crackdown, I think you will see more Thai/foreign couples buying houses in the Thai spouse's name--we have done that 6 times so far. There's always going to be a percentage of property buyers, especially those with children, who want to live in a house, rather than a condo. Along those same lines, I think we will also see an increase in house rentals, for those who are not comfortable in purchasing in Thai name but want to live in a house. And, I think we will also see more interest in foreign quota condos from buyers who might have purchased a house before the crackdown but have pivoted to a condo purchase in their name, instead.

    Already houses in predominately foreign areas and condos in company name are worth Pennies on the dollar. There is massive oversupply and very few buyers.

Out of curiosity, I decided to check Hipflat for Pattaya. My Hipflat 'selected project of choice' would be a project offering seaview condos, which is what I know and what we always bought. I started by checking projects that my spouse and I have actually owned at, with foreign quota I believe no longer available, to see if I could find any Company-owned bargains at those projects now--since posters are saying they are seeing bargains. Once on Hipflat, I did my search by newest listings first, looking for panic sellers. My findings:

  1. Northshore. The last Pattaya condo we owned was at this project. Bought for 6.5MB in 2019. 79 sqm. Was in Company name, we converted to Thai name. Higher floor, seaview. Newest listing: 68 sqm. Floor 9. Company name. Listed for 7.9MB, Aug. 31. So, lower floor, lesser seaview, smaller unit, bigger price. No bargain there.

  2. View Talay 3. First condo we owned in Pattaya. We had a front corner unit in Building B, floor 13. 137 sqm. Foreign quota. Seaview. Sold it for 7MB years ago. Newest VT3 listing: 121 sqm. Fl. 19. Company name. 10.9 MB. Seaview. Listed Sept. 1. Higher floor but smaller condo, not FQ. Almost 4MB more than the bigger condo we sold in FQ. No bargain there.

  3. Centric Sea. We owned a 32 sqm. unit on floor 14. Foreign quota. Seaview. Sold it for 3.25MB. Newest listing: 38 sqm. Company name. Fl. 19. Seaview. 3.8MB. Slightly larger condo, slightly higher floor. Higher price even though Company name and ours was FQ. No bargain there.

  4. The Base. We owned a top floor front unit on the best floor in the building--a single corridor floor with condos on only one side, windows on the other side. 35 sqm. Seaview. Thai name. Sold it for 4.25MB to a Thai buyer. Newest listing: 29 sqm. Floor 2. Company name. 2.6MB. No seaview. Listed Sept. 1st. Night and day with these 2 condos--one on the lowest floor, the other on the highest. 2.6MB is about what these smaller, low floor, no view condos have been going for all along. No bargain there.

  5. Unixx. We owned a 35 sqm. unit on a very high floor. Seaview. Foreign quota. We sold it for 3.5MB. Newest listing: 35 sqm. Floor 12. Company name. No seaview. 2.5MB. Listed Sept. 1st. Like The Base, a lower floor and no seaview, plus not in FQ, lowers the price. Like The Base, these condos have been going for around this price for years. No bargain there.

One condo project we almost bought at:

The Palm. We almost bought, some years ago, a 72 sqm high floor unit with seaview in FQ for 9MB. And, we almost bought, also some years ago, a 62 sqm seaview unit on a mid-level floor for 6.5 MB in FQ--that was a bargain but we decided it was too small. Newest listing: 72 sqm. Floor 17. Company name. Seaview. 12.6 MB Listed Sept. 1st. So, was 9MB in FQ some years ago, now 12.6MB in Company name. No bargain there.

At this point, I'm not seeing any bargains on Hipflat, Facebook, or realtor newsletters/ listings sent to me with condos we might be interested in. That, of course, could change. What I'm also not seeing is evidence that condos drop steeply in value as they age, until, as some posters like to say, they become practically worthless. Pattaya seaview condos in decently maintained projects seem to be increasing or at least maintaining their values since we lived at them--all of the above projects are at least 10 years old. Non-seaview units in these same projects seem to be either maintaining or not losing much in value--I didn't see any examples of a condo that once was 3MB now selling for half that. Anybody seeing any knock-your-socks-off bargains?
