Maybe but in the past a lot of thai quota would be sold via thai company route, that's now closed off

So all the big shot developers with their high-profile lobbyists never saw that coming.

But per my earlier posts what the developers would have to do now is t find 20 senators to put forward the proposal because either it's a great proposal or baby wants a new pair of shoes.

It's not just the livelihoods of the developers, it's all the hundreds of different products, businesses, and services that go into building and selling a house, and all the many workers involved with all of them. They all need to unite and lobby. United and organized they would be powerful, and would be listened to.

It is a "lose lose" for Thais.

They have to be less xenophobic to stay competative with neighbours in ASEAN for foreign investment, but they don't want to dent their pride and ego.

Well as organized as the developers might be, there already seems to organized groups on record as opposed to the 100% foreign ownership proposition.

Including:

The People’s Party (the successor to the dissolved Move Forward Party with 120 House seats) has maintained a strong stance against expanding foreign property rights and loosening ownership restrictions in Thailand.

The original article and the quotes are about much more than 100% foreigner home ownership. She is calling for an end to the requirement that foreign investors must have a majority Thai partner. That's a major policy shift - one that I am sure will not be endorsed by the Thai government. Thailand's wealthy class rely on the present structure.

Genuine competition in the region now, particularly from Vietnam, who will announce their long stay visa deal in the near future.

The Thai's have painted themselves into a corner. The Thai company nominee ownership of land got out of control, so has the use of agents. To crackdown on these, at a point in time when a neighbor/s is throwing out the welcome mat, puts them in a difficult position.

One one hand, they want to crackdown, clean up the mess of the past, but not lose face, but on the other hand, they don't want this demographic, but more importantly, their money, to leave.

As usual, Thailand can't have farang money, without the farang. They have never understood this.

Yes, grab the popcorn. It's going to be funny watching Thailand compete, when they have never known how to compete, because they have always thought the tourists, and retirees, would just keep coming. Times are changing in South East Asia. 😂 😂

Well, everyone needs money for living and for many starting a business ends up being their only option. But you definitely got a point. Finding good business partners isn't easy.

It's interesting that they have chosen this particular point in time to crackdown on Thai company nominees, shorten visa exemption time, and they are looking at a tourist tax.

At a time when foreign investment and tourism is down, they scare off what's left of foreign investment, and tourists. Go figure.

For me, not owning the 51% is as good as not owning it 100%. You just wouldn't do it, but everyone else is doing it, so it must be fine. 😂

They understand it very very well.

It's a bit cliche I know, but when I first fell from the sky here nigh on half a century ago, it was a common saying that Thailand welcomes you, but you can leave your wallet here when you go home, and no need to hurry back. This country has banked on the poor financial decisions of foreigners for longer than I've been here, and will continue to do so as long as foreigners keep coming here believing that they know better.

In most cases foreigners "bank" on their relationship with a Thai women, and take onboard her wise financial planning of investing in such things as a bar, a pig farm in Issan, land, property etc etc.

There's another plane full of these lambs to the slaughter arriving as I type. 😂 😂
