Buying A Condo For A Second Time

Need some advice from somebody in the know.

I am a farang and am selling a condo (condo 1) in Bangkok and will subsequently be purchasing a new one (condo 2) with the proceeds.

Can I use the original Tor Tor 3 to prove that I initially moved the cash to buy condo 1 in to Thailand from abroad or do I have to send the proceeds from condo 1 out of the country and bring them back in again in order to get another Tor Tor 3 to purchase condo 2?

If the latter how hard will it be to satisfy the Bank of Thailand that the purpose of transferring a large amount of cash out of Thailand is merely to bring it back in again to obtain a new Tor Tor 3 and not to launder money etc?!

There must be an easy way to do this as many readers must have encountered the problem but T.I.T. as they say.
