Save the commission and get out there and look about for the RENT signs & classified in the Gazette. If you feel like being lazy then it's +10% on your contract. So what does Siam Real Estate and/or House in Phuket actually charge for their services .... ?? ive not 'switched' from anyone to anyone. just stating that i know that house in phuket does not take a 10% monthly commission. they take the first months rent as their fee and thats that. im not sure what siam real estate take as commission so do not feel its my place to speculate on what they may take as a fee. get it?
December 5, 200718 yr Donna, I really cannot understand why you even take the time to defend your sponsor's commission rates. Now you have switched to defending it's not 'monthly commission'. Believe me, the first month up front payment (standard practice) = almost 10% for the first year. And don't bother answering that one month is slightly less than 10% (as in 1/12) as the rent price will have been inflated by the owner top cover the 10% (in the first year), so it's really a full 10% increase compared with renting direct from the owner.
December 5, 200718 yr house in phuket are not a sponsor. im not defending anything at all to be honest. merely stating what the fees are. there isnt such a thing as a free lunch. i think that most people on this board are intelligent enough to understand that they have to pay for convenience. the owners of my house, for example, charge the same no matter where the tenants come from. if i had approached them directly, it would have been the same price anyway. as it is, i found the house through house in phuket. the service i got from them was great, and i dont care if the yearly rate is 10% higher (please, dont bother to correct my calculations) or not. i paid for a good service. and, no. i wont 'bother' to argue against you. no matter what, if i say its black you will say its white anyway. forum sponsorship has nothing to do with me at all. it all goes through sales.

So still looking, i need a little land around thats why i want a house. but will still pay a good price for the right house, and it really has to be in a secure area.

Having had the same problem like you (three dogs ) but at the end I found a great house: huge garden with palm trees etc quite, but central area wall around the house 2 bedrooms air ubc adsl only one neighbour(and he loves my dogs) gardener coming every 2 weeks It took me about 2 weeks going around on a motorbike, asking in local shops, motorbike taxi drivers and looking for signs. Then I've found it.............. and the monthly rental: 10000.-Baht a month!!! Good luck for your search! Gerd

December 6, 200718 yr theres a house in my estate for rent. i saw a sign today, but its in ket hoe, not so far from central. i guess you arent after that area. best thing would be to take a look around. or call the agents instead of emailing them. many companies here dont email.
December 6, 200718 yr Sure you can drive around and look for a house for rent it is sure easier to go with an agent and it should be noted that not everyone who has a house to rent puts a sign outside. Usually this is more low end rentals but some of the nicer places wont have a sign or if the house is located in a private estate then you would have to know from the owners if it was for rent. Also if you are new to Phuket you may not know where to look, or what areas or good or just might prefer to have some service and not always save a few baht to DIY. Its sounds like HDRider is open to a nice house and now is a good time to look. I agree just wait till the right one comes along. Good luck!

Mister, i have been on the Island 6 years, just want the right house to come around, will wait if i have to, will pay up to 40.000 monthly, have seen a few in that range, but many with not so nice bathroom and kitchen, i mean a dark red bathroom and outside Thai kitchen for 38.000, well not me. 1 day the right one will pop up (i think)
