No Noise Condo In Pattaya ?

A friend owns an expensive condo in Northshore Condos (Soi 5 Beach). We enjoy taking in the view from his sea view balcony. Sadly, the noise is unbearable from the 16th floor. I wouldn't live there if it were free. Central Pattaya or bust.

I just sold my unit on the 24th floor. The noise was mostly from traffic and motorcycles- luckily no thumping discos nearby. If I closed the patio doors, however, it blocked out almost all noise so it wasn't a problem when sleeping.

I see the new VT6 just on Beach Road every time I make a walk and think it's a good location. I used to think that the higher you have your apartment, the less you have noise. So I thought that a condo in VT6 at floor 24 or upper could be a good place to escape from ambient noise... until I read the comments in quotes above... :o

So here is my question : Where would you buy a condo in Pattaya that is not to far from the sea (correct view) but is quiet enough to keep windows opened by night ?

I would try Jomthien Condotel. Fairly decent management I believe -at least they publish accounts every month for all to see - co-owners, visitors, staff, everybody! Very near the beach on the west and a big village on the east which makes a good buffer between the 2 hi-rises, A & B, and Tappraya Road. There will be outside construction noise at the beachside while Regatta is being built (if it gets built). The fields to the north of Block B are vacant and who knows what might go in there - maybe more VT cereal boxes. Block A is probably your best bet - shielded north, east and south. Grand Condo is to the south. Very nice swim pool and tennis courts at Jomthien Condotel. There is a web site.

I agree about Jomtien .I live/own a budget Condo there and its very quiet ,and is only 150meters from the sea .I think its best to rent a Condo in a block first before you buy ,to check out things like noise .People in another block in my complex are having noise problems from a certain restaurant on the ground floor .

You are asking the impossible.

Yeah...no such thing as a quiet condo in Thailand. Between buildings going up all around you and the interior noise from your neighbors, it would drive anyone nuts (perhaps that's the explanation for all the farang balcony jumpers in Thailand).

I would agree, we stayed in a condo Soi 1 and the noise was horrendous. Doors banging,people walking along the corridor to their condo (High heals), people walking above you, noise from below. We would never never do it again!!

Which or the condos from Pattaya that have the smallest external noise ?

The ones where we can keep windows opened most of time.

I have a condo that is a corner unit on the next to top floor of a 19 story building and it is quiet most of the time. I rent it out currently but last time I was there a building was being built below it and the noise was pretty annoying for most of the day from early morn. to evening.

You cannot plan for these types of things.

Easy answer, View Talay 3. Very quite and on the Pattaya side the sea view can never be blocked since there are regulations preventing building going over four stories since one of the Princesses owns a house down by the ocean.

But of course like most buyers of condos you will find something else you don't like about it.

Every condo you look at will have a problem. I remembered I showed a condo to a guy on the 11th floor of a building and he said he loved the condo but was afraid they might build another condo in front of his and block his view. So then I showed him an end unit on the ocean and he said he could not buy that one because a tidal wave could hit it.

Every condo will have something you don’t like about it; there are no perfect deals, just pick the one that has the least amount of problems. Or just stop fooling yourself and wasting your time and other peoples time pretending like you will ever buy a condo.

Pratumnak Hill area is very quiet but it is experiencing a building boom there now. Only noisy by day though until construction is finished.

Nobody comes to Pattaya for peace and quiet. There will always be noise issues when you decide to live in a condo in the middle of Pattaya.

The solution is to learn to live with noise and not let it annoy you. It is a psychological adaption. Look at Thai citizens: they can sleep anywhere with all kinds of noise. it rarely bother them.

You will have to do the same. It took me about three years to adapt fully to noise levels; now noise does not bother me. I can read/sleep/view TV without any problems or more importantly: no anger or frustration or irritation.

So, if you are not prepared to embrace noise and prefer silence, then a Pattaya/Jomtien condo is a foolish purchase/rental.

Do you know any quiet condo somewhere in Thailand ?

I already now a few ones near Rayong or Sriracha. Sriracha could be an option for me.

I have spent long stints in Pattaya on several occassions. I found staying in Pattaya itself gets a little over the top after a while. I prefer Jomtien area and View Talay villas are great (good quality construction and well maintained). I'm also not sure paying a premium for a view is all it's cracked up to be. Most have Westerly aspects, therefore strong afternoon sun. Save some bucks and get something better a couple of blocks back.

A mate of mine bought an apartment in one of those large blocks. He sold it after 6 months. Main reasons - constant renovation works in other apartments (everyone just loves those bloody electric tile cutters) & lack of maintinance of public areas, pools etc.

There are some nice areas just North of Pattaya. Not sure what the area is called but it's right next door. As others have said, be careful of what future developments are planned in the vicinity. Even if down the road you'd have trucks coming and going all day.

I already now a few ones near Rayong or Sriracha. Sriracha could be an option for me.

As an up and coming area for farangs I can assure you the renovation and associated noise going on in Rayong condos every day is at least the match of Pattaya!!! with a lot of potential to increase :o

Sorry Jimmy.........I would avoid all top floor units at any cost! The roof can get burning hot and the heat can travel through the ceiling of a top floor unit. Also, a flat roof is notorious for leaking and, unless the roof is well drained and sealed, the condo ceiling will have a dampness problem. Better to go for the floor below the top floor.

no it does not help! when looking for land and later during the first months of construction of our home we lived in a rented penthouse (top 18th floor, corner unit) in View Talay 2B and the noise originating from within the building was unbearable. no traffic noise though from Thappraya Road as too far away.

Also, a flat roof is notorious for leaking and, unless the roof is well drained and sealed, the condo ceiling will have a dampness problem. Better to go for the floor below the top floor.

that's correct. the penthouse we lived was a duplex, we never used the lower floor and had only the upper floor (150m²) moderately airconditioned. lowest monthly bill ~6,500 highest monthly bill 9,800 :o the master bedroom was equipped with a 18,000 btu aircon and the lowest temperature it managed was 25ºC.

Finding any quite condos a true crap shoot in Pattaya as well as anywhere in Thailand(Short of Koh Kood {which is dam_n near dead}) It might be real quiet- Even a house or apt. & then someone moves in the portable disco 600-1800 watts of blaring power

or it could be the wonderful monks that need to hear themselves at 1200 watts pure treble (guaranteed to irritate anybody) or as all other posters said you move in & across the street phase 1-2-3-4-5-6 of all kinds of new projects.It might be sweet when you move in & turn hideous overnight.That happened at a place we rented in Soi Koah Talo. Very quiet 4 months- 3 mosques 6 apt. buildings & a bunch of whiskey drinking Thai fools that loved to brawl. A condo for sure , Your going to get more noise than a house, as they are always doing something there or around your complex!

I lived in a top floor condon in View Talay 2, Building B for a few years and it was deadly quiet at night. Mind you, 17 floors up and most noise is diminished but it was also the distance from the Thappraya Road which helped. Building A is much nearer and would have more noise I would think.

Wongamat is usually quiet and my preferred location in Pattaya. Recently there is increased construction activity (North Point, Central Hotel etc.) but at the farer end of Wongamat, it is the best location, which is yet close to the city.

Don't forget that a condo may be lovely and quiet when you move in, but if the neighbours change then so can your peacefulness. Some condos are better than others at managing noisy neighbours. Where I currently live there are restrictions on noise between 18:00 and 10:00 the next morning. In the daytime you can more or less make as much noise as you want. This is fine until you feel sick one day and just want to sleep in the afternoon. I had an operation a while back, and while I was recovering I just wanted to snooze in peace - but forget it in the daytime! Better to book into a hotel.

External traffic noise you can at least do something about. Use air con and keep the windows closed. Install double glazing. Put windows in the front of your balcony so that you have them plus the doors onto the balcony to dampen the noise. But there is very little you can do if you have antisocial neighbours. If it's something obvious, like playing music at 2:00 AM, then the condo management will sometimes sort it out for you. But there are also more insidious forms of noise. In one room a few years back I lived below a Thai couple who worked late and came back about midnight. For the next two hours they would move furniture around, scraping it along the tiles so that it carried through the concrete ceiling into my room very clearly. They would march up and down pounding their feet right above my bed (so much for graceful Thai people!). At 1:00 AM they would often decide to start the washing machine. Demonstrating this problem to the condo management was very difficult - the manager didn't take too kindly to my suggestion that she should spend the night in my room and hear the noise for herself! Plus I am quite hard of hearing, so it would be worse for someone with good ears.

I would love to own a home here, but experience over the last 4 years had taught me how places can change for the worse (never for the better, it seems), between building works and bad neighbours. So I am resigned to renting. At least if the noise gets out of hand, I can pack it in and move without any significant financial loss.

During my search for an apartment to rent I saw some pictures of Suan Sawarn and I visited the showroom. I have bought instantly one of the last units in foreign ownership at that time!!!

  • I loved the design!
  • Loft like 5 meter ceiling height in the living room dining and kitchen area separated from the living area with the stair and space for an office space upstairs where you look down to the living room!
  • The place is great value for money!
  • The whole furniture is included and it is OK quality and I like the style!
  • So when completed I don't need to spend extra time for anything – just to move in!
  • The location is right (1350 [not 700m sorry] m by road away from the beach not 700m - Soi 6 and 900 m from road 2 where construction has now started)!
  • This is a distance you can easily walk or ride by bike and motorcycle! Motorcycles are cheap and convenient way to get around here but one should be driving carefully.
  • I like the size of the project as it is not to small but also not one of these huge blocks like View Taley which would fit more to eastern Germany 30 years ago!
  • The developer TAG Group Thailand is trustworthy and has several projects in the area ongoing or almost completed.

They have started construction late December which was on schedule and they have initiated a phase 2 where I got the information quite early and I have bought 4 units as investment.

I was that convinced about the concept design and value for money that I could not resist!

I have bought following units for resell which are under foreign ownership:

Building E:

4th floor (is in reality 7 and 8 due to duplex construction)Unit Nr. 54 and 64

3rd floor (is in reality 5 and 6 due to duplex construction) Unit Nr. 47

Building F:

3rd Floor (is in reality 5 and 6 due to duplex construction) Unit Nr. 29

The location map is attached and so is the building layout.

The building itself has 5 floors (4 times 2 storied apartments and the 5th floor is a single story layout) so the 4th floor is just one down from the roof and the highest floor for a double unit.

All these are 2 storied unites with 65 m2, which ends up to 40m2 ground floor and the second less due to the open space in the living area which gives a great felling due to the loft like architecture and the 5 m ceiling height. 1 bedroom and 1 bathroom everything fully furnished (everything except the decoration items on the pictures on their HP http://suansawarn.com/ is included – even the TV).

The only downside is that it takes more than a year until the apartments are finished.

But considering the price and comparing it to other projects it is certainly worth waiting.

What I can say is that I have been looking around for quite some time here and this was the best deal I run ever into and this still applies even for the price of now 2.8 Mio Bath.

  • I can not recommend buying anywhere where you don't know enough about the developer and I would never buy anything in a View Talay for a view reasons.
  • Most importantly these are empty shells which many people buy and then that's how they stay for years until the finishing starts.
  • This makes often terrible noise and you have construction all the time in the building whereby when you buy anything in an apartment which has bathroom floors ceiling and kitchen done you don't need to worry. Besides the buildings are seriously the ugliest pieces of architecture you can find in the whole area and I would not like to live there at all. But this is pure personal taste and others will think different. Sad though! :D
  • I would also not buy anything in any old building as wherever the building has reached 10 to 15 years you will have a lot of resell and renovations with again noise. I have been a view times in my old apartment in Baan Suan Lalana and also in my new one only for one week and it was Mo till Fr construction ongoing in neighbor apartments from 8.00am till 6.00pm. This can really spoil your trip!
  • Look what a building asks for maintenance and if they offer anything less than 30 Bath per SQM ask yourself if you like to live in a place which will deteriorate due to lousy maintenance.
  • Always look at the developer closely as it can be serious shit if the company does not develop what they are supposed to be developing and you loose your initial payments or end up in years of waiting.
  • This is especially important if you buy in the early stage of a project and does not matter if the construction is finished as by then you have the history of the developer in concrete in front of you.
  • I would only buy under foreign ownership as Thai laws have sharpened up and I would not really trust these company constructions used to buy property to be a save way forever.

So my tip is that Suan Sawarn is one of the hottest places around but there are many others as well most of them are costing more money though and don't have the same smart concept and this one would fit your budget.

Now one could say I have to have this opinion because I have some units for sell there :D which is true because this is exactly the reason why I bought them in the first place.
